I'm coming around to this entire East Bank Redevelopment idea with the stadium as its centerpiece.

What should happen are two things: redevelopment in the neighborhoods adjacent and some serious investment in mass transit as you are going to lose a lot of commuter parking spaces.  Some park n rides out in the neighborhoods are what is needed.

Redevelopment in the adjacent neighborhoods?  Well,  Edgefield certainly does not need redevelopment nor the completely new rebuild of the Cayce projects.  Most of the other areas are already  in significant redevelopment like Main and Woodland up to Five points.  Other old neighborhoods have historic overlays.  Everything west of the stadium is already under significant planning for redevelopment. So what specifically do you suggest for redevelopment that is being presntly ignored?  Sorry, I don't quite see your point.

There are some buildings right across the interstate that have been there since at least the 60's-I think it's a public housing project that looks way outdated-you can see it in the renderings.

Oh yes, I am very familiar with them.  They need to go away.  Good location for hotel.  The main area IMO that might be  a candidate is down Shelby St. and Fatherland whicjh are not protected by historic values.  I think some of the old neighborhood around Shelby Hills would be no big loss to be redeveloped into some prime residential developments  like on Rolling Mill Hill.  i think such a development adjacent to Shelby Park  and  a new Riverside Greenway would be great.

I like the tennessee titans new stadium design, it's nice.  Also, I watched a video on it, and I seen several tall buildings near the titans new stadium and the whole area was just amazing!!!

What we all have to realize is that this is a concept rendering. I'm pretty sure there will be some modifications. Plus....where in the world is the parking?

After taking time to look closely at some of the renders, I really like all of the terraces surrounding the stadium.  It’s obvious they are wanting this to fit into a neighborhood they’re building…and instead of a structure surrounded by flat asphalt on all sides, it appears they’re going for “stages” all around the stadium,…areas where people can gather, almost little mini-neighborhoods around the stadium, so to speak.  Definitely makes more of a unique setup that I’ve not seen before.  It’s a fresh new approach.  Makes me think that in some way they’re trying to replicate a bit of the feel of Bridgestone being surrounded by buildings, rooftops and lot of places for people to mingle and “collect."

One thing I think that would help give the design a little flair is if they were able to give some of the terraces / rooflines that nice wavy structure similar to the MCC.  Something as small as that (maybe not the top of the roof…but just some of the side views)…a few small curves to act almost like flourishes.

Thanks for the heads up. I'll look for it this weekend. I kind of gave up on even trying since it seems like anytime I looked even the big events were not being broadcast in 4k.

I know those are not part of the Envision Cayce plan and they are owned by MDHA. Not sure what the plan if any is for those. Brett may know if there is one, but they need to be replaced with updated units much like they are doing with Cayce. They are all two-level buildings and would be better suited to be multi-story there. This is not getting rid of affordable housing, it is replacing, improving, and hopefully expanding the number of units.

This land is too prime to have such dated affordable housing. Nashville can and needs to do better. Hopefully we can figure out a way to have brand new, truly affordable housing here without displacing anyone. This site could hold 200+ affordable units and also have a mix of workforce, affordable, and fair market.

Some of the most interesting observations by Mendes, many of which point out that the true public contribution for this stadium is larger than is being peddled :

- "The public tax dollar revenue streams are being designed to pay not only Metro’s $760 million share of the Stadium Site construction costs, but also to fund long-term capital repairs for the new stadium decades into the future. After making annual construction cost bond payments, public tax dollars will be used to fund a “Capital Repair Reserve Fund” in an amount to be decided in the future. (pages 12, 17, 18) Since the cost to update the current stadium is alleged to be $1.8 billion, we can assume that the Capital Repair Reserve Fund will be very large. In addition to this fund, the term sheet contemplates an additional “surplus fund” that will be at least 20% of the currently undefined Capital Repair Reserve Fund. (page 13)"

- ..."the 20 acre Stadium Village. Again, there is no image that shows the exact location. The term sheet does not describe a cost to build the Stadium Village or who will pay for that. (page 20) This looks to be a topic for future negotiations."

- "For the larger 105 acre Campus area, the term sheet describes substantial but undefined costs for Metro. The term sheet requires Metro to provide 2,000 parking spaces. (page 20) This cost is NOT included in the $2.1 billion Stadium Site construction costs. The team would keep all of the revenue from these 2,000 parking spaces for all events held in the new stadium. (page 20)"

- "The term sheet says that the team would have three 5-year renewal options at the end of a 30 year lease. Since a major part of Metro’s current situation is due to the team having unilateral lease renewal options, I don’t like the idea of signing up again for the team having unilateral renewal terms. (page 14)"

- "On balance, I see the cost to Metro in the non-binding term sheet as:

• $760 million in revenue bonds for construction,

• Funding Capital Repair Reserve Fund with tax dollars (amount unknown),

I wrote my councilperson about it (pro-stadium) and was told they were also for the stadium, if for no other reason that it removes close to 2 billion from direct taxpayer liability by issuing bonds through Sports Authority and that Nashville would be off the hook for maintenance in the future.

As pointed out,  in Mendes' post,  this is not correct.  I think Council should work to make it reality though and that would go a very long way to making this deal better.   The Titans should fun the Capital Repair Reserve Fund and the surplus fund from their pockets, taxes shouldn't fund these first.

Your general statement seemed to be too much of a protest to me, my friend.  Then I saw your emoji.   First of all the "affordable housing" is a in warzone,  generally known as a slum project.  GOOD affordable housing is being built across Shelby replacing similar crap housing of the old Cayce projects,  One of the things we used  to do at holiday parties a couple of blocks over on Russell Street in safer Edgefield was to listen to fireworks  AND to the endless gunshots from such "affordble housing".  You made points by identifying the gun used and the caliber.   As far as your observation of  LaQuinta's cheapness, you can be sure that when the new stadium area develops, a budget chain similar to LaQuinta would never be able to afford what the land will go for.   I thought I had pushed your hot buttons   Sorry if I appear unconcerned with the scarcity of affordable housing these days , but I am veryfamilar with this specific area and i know what I am talking about as far as it needing to go with or without replacement at that location.

I care what Mendes has to say, and I appreciate him diving into the numbers. If this stadium turns out to be a good deal, then let's build it. But if not, let's go back to the negotiating table.

Regardless of your predisposition for or against public stadium funding, let's not rush into a $2 billion+ project without all the facts.
