  1. Will downtown be over 10%? Right now Davidson County is 2.25% so it'll be maxed out to 2.75%, and combined with the State makes it 9.75%.
  2. Which section is being developed by the Titans - other than the stadium? Wasn't there a Titans village of some sort?
  3. Infrastructure in Memphis is lacking. Suburbs like Lakeland and Bartlett will benefit, but I also think Jackson, Covington, Fayette County all benefit from housing growth because of their sewer infrastructure. Also, the Jackson plaza property in the first two images is publicly owned by the City. So any developers interested in this deal could likely get the vision done because of the land being publicly controlled.
  4. Jackson, TN City of Jackson Mayor Scott Conger: "Knowing where you are is important to visualize where you can go. There’s still a lot of work to be done, but having a vision and goal provides direction, motivation, clarity, and purpose, guiding actions towards accomplishments, fostering growth, and inspiring progress. You can find the full Vision Book documents at the link below: https://www.jacksontn.gov/residents/masterplanning
  5. The State amended their brownfield tax credit this past year to make it more advantageous: https://revenue.support.tn.gov/hc/en-us/articles/360057785252-F-E-Credit-3-Brownfield-Property-Tax-Credit-#:~:text=Effective July 1%2C 2023%2C Public, tier 3 or 4 county. 50% of the land purchase price.
  6. It's either Nashville or Charlotte for the East Coast and Portland or Las Vegas (which was already chosen by Oakland) for the West Coast.
  7. This is in Jackson/Madison County, so not surrounding county but still newsworthy: $350M Development $20M TIF 600 single family homes 500 apartments https://www.bizjournals.com/memphis/news/2023/05/15/the-crossings-350m-mixed-use-development-jackson.html?csrc=6398&taid=64625a88c5e5b700013c9ed0&utm_campaign=trueAnthemTrendingContent&utm_medium=trueAnthem&utm_source=twitter https://wnws.com/the-crossings-at-exum-place-350-million-mixed-use-development-announced-for-jackson/
  8. Here's a link that shows it's an open project: https://tdeconline.tn.gov/dor/
  9. I was told that TDEC remediation is doing a lot of brownfield investigative studies on the property and is one reason why this has been slow moving. All of River North is under the TDEC voluntary program through their Nashville office.
  10. The State owns a data center right next to Bicentennial Mall and the Sounds Stadium. If the East Bank falls through this would be a great location, too! Right next to the Library and Archives and the State parking garage.
  11. Still no substantial updates on this in a few months.... Anyone with insight???
  12. How is this pedestrian bridge progressing? It's been almost 4 months since this image dropped.
  13. I know this is the 2nd Avenue forum, but what is the status of activating the 1st Avenue facing the riverfront? I vaguely remember that being a priority mentioned after the bombing as well.
