Repurposed/revitalized historical buildings in Nashville

178 2nd Ave. North is 4 stories tall, and was built in 1890, originally for industry and wholesale marketing. Since 2005 it has been home to The Quarters lofts. The rooftop is set up as event space.

2101 8th Ave. South is one story brick storefront covering 12,877 sq. ft. that has featured several retailers since it was built in 1935.  It is currently home to Dollar General.

^I absolutely love that old strip.  I hope efforts have been made to preserve it, and I hope to see new development filling in around it very soon in order to expand it.

I’m not aware of any conservation or other protective zoning for these buildings.    I think some of the residential houses on the hill across from these on 8th have conservation zoning.

Yes, the area east of there between 8th and the Interstate is part of the Woodland-In-Waverly Historic Preservation Zoning District.  The HPZ Districts are the more restrictive type, such as for Edgefield and Germantown.  The map of that area can be found on page 11 of the design guidelines document  https://www.nashville.gov/Portals/0/SiteContent/MHZC/docs/Design guidelines and HB/WIW Design Guidelines revised 10_2017.pdf.  There are no historic protections on 8th Ave South itself.  There is a Conservation Overlay that was recently applied to a portion of the Waverly-Belmont area between 8th and 12th.  The map is contained on page 13 of that design guidelines document https://www.nashville.gov/Portals/0/SiteContent/MHZC/docs/Design guidelines and HB/Waverly-Belmont 2017.pdf.

1106 16th Ave. South is 3 stories tall and covers 3,965 sq. ft.  It was built in 1920, and is currently home to Done Salon and Suites.

2700 12th Ave. South is 1 story, brick storefront, covering 2,800 sq. ft., and has served several different merchants since it was built in 1970.  It is currently home to 12 South Dental.

1704 8th Ave. South is just 1,000 sq. ft, built in 1945.  Just became the home of Epiq Structural.

25 Music Square East is 2 stories tall, covers 2,900 sq. ft., and was built in 1910.  It is currently home to Music City Optical.

Not a building, but i think this structure fits this thread.  I remember taking a bus across Shelby in the early 80s on the way back to Knoxville.  Good times

The northern section of the former Corner Music building at 2705 12th Ave. South has reopened as a Marine Layer clothier.  Built in 1925, this section of the structure covers about 3,500 sq. ft.

They did a fantastic job with this store as well as Madewell. It gives a different vibe to 12th.

I'm surprised at the lack of snark from certain of my neighbors. They love to look down their noses on all these new stores.

23 Music Square East is getting a facelift with white paint with black trim over the red brick, new windows, awnings removed, and some of the trees/shrubbery trimmed-back/replaced.  Quite handsome.  The 3 story structure covers 13,556 sq. ft., and was built in 1915.

1512 8th Ave. South is a 1 story brick storefront covering 2,175 sq. ft. that was built in 1950.  It currently is home to Baked on 8th.

I've driven past that building a million times and have never even noticed what it looks like.  I went and looked at it on Google Maps and WOW, what a wonderful change.  Looks like a brand new build.

I really love that era for architecture in the South. Atlanta had a lot of buildings like that. When you break them down into their most basic architectural components, they're really quite simple in style and floor plan. But the times required oversize windows and the scale was "human". So while simple in design, it was the way these buildings were assembled that gave them lots of character. We have a lot of buildings in Atlanta that have screen porches and several that have very simple buildings with very nice classical columns in the front.

2213 8th Ave. South is a small house that covers two stories, and has had a few additions over the years since it was originally built in 1945, now entailing around 4,000 sq. ft.  It is home to The Smiling Elephant Thai restaurant.

1013 16th Ave. South covers 4,975 sq. ft. within its 2 stories, and was built in 1900. It is currently home to Landmark Commercial Bank.

The Russell, a 23-guestroom boutique hotel housed in the East Nashville structure once home to the Russell Street Church of Christ (built in 1904), is now accepting reservations. The hotel is located at the northwest corner of the intersection of Russell Street and South Ninth Street.

Per-night rates typically will range from $160 to $400.

“The outside looks like the original church building did in 1904, but inside guests will discover inviting, modern accommodations with subtle nods to the building’s religious roots,” according to Micah Lachner of Anchor Investments, the developer of the site.

The lobby, in particular, offers a significant degree of preserved architectural features including two massive stained-glass windows, exposed beams and a sweeping 40-foot-tall ceiling. The auditorium and classrooms were converted into 23 guestrooms and suites with paint colors drawn from those of the palette of the ex-church building’s stained glass.

The church’s pews have been recycled to form contemporary headboards, and handmade church-style pendants hang from the lobby walls paying homage to, for example, Dolly Parton and Loretta Lynn. Local artists were employed to craft brightly colored tile and arched bathroom mirrors.

The transformation included repurposing the church’s bell tower into a suite that boasts an interior balcony with views of the stained glass.

“We emphasize experiencing the local culture and, in doing so, giving back to the community,” said Lacher. “Each night’s stay supports local non-profit organizations that provide resources to Nashvillians experiencing homelessness.”

The average weekend stay is equal to 16 meals and beds for homeless individuals in the area. The Russell is projected to donate more than $100,000 toward non-profits in its first year of operation.
