I'd love, love love the idea of a casino if zoned properly etc. I'll even throw on a concession of being closed on Sunday.

I think it would not happen for a few reasons;

A - other areas of NC would want a slice of the Casino pie

b - our state politIcs are too conservative

I definitely don't believe a casino in uptown will ever happen unless radical changes are made. The casino trying to be built in Kings Mountain is having so many problems and is facing so many obstacles and challenges and that is Tribal Gaming; the only reason why they are able to be defiant is because they can do Class II (Bingo based) gaming instead of Class III (Vegas style) gaming and the state really can't say much about it because they are in sovereign land (the problem is Class III gaming is more popular and that needs state approval through a compact to get placed). 

 

I personally would love for a casino to be built right in our backyard as that would certainly help our business as a Slot Manufacturer; but one can only dream  :whistling:

Charlotte Observer ran an article asking the question if too many apartments are being built. Interesting how CO and CBJ both seem to have an article on topics discussed on here right after a day or so (depending on weekend/holidays etc) .

It mirrors what atlrvr (pardon spelling or if I'm thinking of the wrong poster) and an infrequent poster (dcharlotte?) had mentioned these last couple days; apartment bubble.

At least we have hotels to look forward to.

Personally, I think at first there is going to be over-saturation, but as Charlotte continues to grow, it will fill out just fine, and eventually we will need more.

Yeah, that's what the builders in the article believes. Any over saturation will be corrected not long after.

To be fair, that's what I do all day: call real estate markets and trends for investors looking to invest or develop.

In regards to the Iveys...

 

Since nothing has come to fruition  :( . I heard rumors of quality retail (Urban Outfitters, Anthropology, Free People, Book Store etc). As I said before they have relationships with these retailers in other cities and was at the time, what they were working towards at the Iveys.. Who knows now. Hopefully it's still in the works.

Dang, I always thought the Ivey's was a great place to start with retail. I noticed them doing work on the empty retail spaces inside (behind qdoba and the one off 5th street) though, anyone know what that is?

Used the feedback button on Iveys very dated website about if there are any future plans for retail and someone from the Win Group (within hours which surprised me considering the website is not updated at all) replied that the owners of the 1st and 2nd floor are in current discussions with several types of businesses but they have not confirmed anyone In particular

RE: Apartments being overbuilt. I think this is just part of the cycle. Once all these apartment projects wrap up in a couple years, there will be an excess supply. However just like in 2009 some good deals will be out there and people will fill them up. As long as the city keeps growing like it is, this won't be a problem. Also, throw in the fact that lending for home loans will likely remain tight, renting will only seem more appealing. All that being said, I had some rental units that I sold at the end of last year. I felt like the rental market is going to tighten in the next year or so... And home prices came back to where I could get out without getting killed.

Now if we can only get a major retail (soft goods) conversion for the other side of the BofA plaza along Tryon then the Square can really start to become a destination rather than just a landmark....

Everyday when I walk in here to go to work, its so upsetting that the whole first floor space is just empty, wasted space. I would love to see something done with it, a J Crew or Banana Republic would make a killing.

The real problem is that these companies are not "developers" they are more the If YOU build it THEY will come, kind of companies. So someone needs to take the risk to reap the return.
