  1. CoStar paid about $120 per square foot in unfit for their space in downtown DC. They're not shy when it comes to making a nice office.
  2. No reason to build the team and owners an entirely new stadium since new stadiums bring zero benefit to an area. If the team is so valuable then I'm sure they will find the money to finance the construction of a new stadium. Or let them move to a new city. I hear St. Louis has a thriving business community that can support an NFL team... Or let them move to the suburbs and let some adjacent county pick up the tab. Ask PG County how the stadium there contributes to the local tax base. Or ask Cobb County next year how baseball is improving the quality of life for those who work and live nearby.
  3. Developers should stick to what was originally proposed despite what the market or financial markets for funding propose. Wait as long as it takes for them to get a bank loan for apartments and an hotel...even if it is 10 more years! /sarcasm
  4. "research centers" = call centers. They are paying $60 NNN for space in downtown DC and are not replacing many "research" jobs there due to the cost. Charlotte offers lower real estate costs and can afford them to pay lower salaries. 45k jobs are hard to compete with in DC these days (you can argue that hill staffers make the same or less but let's be honest: mom & dad are paying for that internship or low level job for some access).

  13. I don't think any bank will be announcing a HQ relocation. However, all of these banks are expanding their operations here because this has become the de facto location for jobs related to financial services outside of NYC. In addition, it has become the best "middle office" market location for the FIRE industry to expand.

  15. It should connect directly to the terminal. MIA requires a transfer and a walk which is nothing short of bad planning.

Yes, the liberals that bullied their way to freedom for the slaves, voting rights for women, equality based on religion and skin color...pesky liberals trying to bully bigots into giving them equality! North Carolina isn't getting bullied - the world is voting with their purse and you're just upset the world doesn't share an outdated point of view that actually extends the reach of government to allow more discrimination.

  18. Real estate consultants are also very weary of North Carolina right now. HB2 could cause the economy to freeze where it is which would negate the need for any future expansion in real estate. Why build something now when there is not expansion to warrant the construction? That leaves developers and owners of real estate with limited exit strategies for an asset that is already VERY illiquid. Real estate construction and all related services provide a HUGE boost to the state economy. This is a huge cascade impact and we're already seeing companies not willing to locate their 'back office' or 'middle office' employees here. That means we're missing every opportunity for front office operations moving forward. Does North Carolina want the press of HB2 or the typical "top places to live," "cheapest and best public schools," "rapid growth fuels NC," "largest financial hub outside of NYC."

  20. It is a shame we lost Deere a few years ago - their R&D center by Carowinds was actually quite cool. This is a great replacement.
  21. How many racist, xenophobic companies have since announced their expansion into NC? Is the Billy Graham Library bringing additional jobs? Is a Jim Baker and Tammy Faye Library going to open?
  22. Keep the alignment as far away from the streetcar as possible. Light rail wasn't made to go on surface streets and nobody will ever ride the system if they can get from Matthews to 277 in the same amount of time it takes to crawl from 277 to CTC.
