Ultimately I think if marketstreet wants to sell the neighborhood as livable and not just investable for a certain class they have to adjust rents to below market for a certain sort of tenant. I don’t see that happening though so I suppose it’s a sort of microcausm for Nashville affordability in general. 

 

I’ll miss Subway though, just discovered online ordering a few weeks ago.

As the former owner of Bond Coffee Company (where there is now a Starbucks), I can concur.  Even with great traffic and plenty of Gulch residents and regulars that loved our shop, we couldn't keep going at the rising rent rates.  Add to that the number of coffee shops that opened nearby while we were there - Biscuit Love, Just Love Coffee, Killebrew.

ATLASBX Company, a division of Hankook Tire that manufactures car batteries, is going to be taking some additional space in the AT&T building with the North American HQ of Hankook.  No word on how many employees will be in this downtown office.

This coincides with them building a $75 million plant that will employ abut 200 people in Clarksville.  Hankook also opened an $800 million plant in Clarksville last fall.

More exciting news for Rolling Mill Hill: Metro is looking to acquire one-time Tennessee School for the Blind and currently Tennessee Department of Human Services Vocational Center at 88 Hermitage Ave.  It hopes to relocate its Nashville School of the Arts from south Nashville to this site.

A masonry building of traditional architectural design sits on the property, which spans about 2.6 acres that are mainly treeless and could accommodate new construction for the arts school.

The Metro Council, in the 2017-18 budget, approved $11.3 million for the city to purchased the property from the state. On that note, Metro will go before the Metro Planning Commission on Thursday, May 26, to request approval of a resolution that would approve the option agreement between the city and the state.

Currently located at 1250 Forest Ave.,  the 9-12 grade magnet high school focuses on dance, music, theater, literary arts and visual arts. A design for the new building(s) is not finalized.

Of note, this property is immediately to the south of the planned West Bank Park and Boathouse at the base of the hill leading down to the Cumberland River.

Columbus-based Lifestyle Communities now has a construction trailer on the site on which previous reports had the company prepping for a 10-story building.

Lifestyle Communities envisions that building for one of two sites that span about 2.3 acres combined and that are located on either side of Third Avenue.
