  1. He crane count is going up, @Sean blackdog, big red crane number two for Society Nashville. Also in this pic you can see the repair work they did to keep the rest of the street from collapsing.
  2. The Nashville Downtown Partnership does an annual residential survey and now does a midyear update. You can go their their website and click on Resources / Reports & Publications. Here is the link to the 2023 midyear residential report. Nashville has 17,000 downtown residents now. If all planned projects deliver, that number could rise to 40,000 by 2030. https://ctycms.com/tn-nashville/docs/2023-midyear-residential-report.pdf
  3. A little birdy told me that this project may be delayed a year. Another person in the know said that this developer has the funds but may be choosing to wait. Has anyone else heard anything?
  4. There's been much discussion among Terrazzo residents about the noise coming from this site in the middle of the night. Hundreds of residents and guests are affected in The Gulch, especially Terrazzo, The James, parts of Icon, the Fairfield Inn, and parts of Harlowe. Our council member, Jacob Kupin, is now involved and several stories have been run on local news. Here's the latest: https://fox17.com/news/local/middle-tennessee-nashville-construction-company-addresses-gulch-noise-complaints-says-overnight-work-is-necessary Yates is talking with building management and HOA boards, and there is a meeting today with Yates and Kupin. There is hope that some quiet hours can be maintained on most nights. The Gulch Business Improvement District Board of Directors has issued a letter in support of Kupin and the efforts being made to mitigate the noise. The biggest outcome is a possible change to the Downtown Code. Kupin is sponsoring the change which would remove the lack of noise restrictions currently in place downtown. Some quiet hours would be established with exceptions for concrete pouring and a few other activities that would block roadways during the workday. One the bill is introduced, it will take 8-10 weeks to get through council (at best). When this part of the code was put in place, there were very few downtown residents. Now that there are thousands of residents and hotel guests, and more buildings under construction, quiet hours are essential.
  5. I really hope they put some wonderful lighting on 11th Ave. I don't recall seeing that in the renderings.
  6. The parking lot is cleared, blocked off and secured. I'm not sure if they've disconnected the electricity yet, but they're getting close to knocking this thing down!
  7. With the ratings downgrade on US debt, the 5 YR Treasury yield has been rising again recently. Many commercial loans are tied to the 5 YR Treasury. The Fed will soon pause rate hikes and then leave them unchanged for a few months while they assess the effectiveness of their policy (inflation keeps falling). Then, they would likely lower rates a bit. When the 5 YR starts falling, commercial loan activity might pick up a bit.
  8. There is lot going on. For reference, my pics are taken from the NW corner of the lot. Lots of rebar ready to be put in place. At the bottom of the pic lies a shallow pool of water where rebar was placed earlier today, suggesting that concrete pouring there is imminent. Last week, the utility pole just this side of the ramp was removed. The big concrete box in the northeast corner was poured last Friday and I counted about 50 workers on site that day. They are prepping for a big pour of the exterior walls soon. The A+ Storage building's days are numbered.
  9. Update on this equipment: It was used overnight to work on something under the street. They started around 9 PM, were still going at it at 3 AM, and were done by 7 AM. There are now metal plates on the road just to the left of this equipment, suggesting that the work will continue.
  10. There was an article somewhere (Nashville Business Journal?) around 2001 or 2002 about the decline of commercial space downtown as businesses preferred Brentwood and Franklin. There was a projection along the lines of 'by 2020, commercial space in Brentwood and Franklin will surpass downtown and midtown.' Boy, were they wrong!
  11. As I posted in the Gulch thread, Marble Fox is open. The vibe is indeed more upscale and vibrant than Jackalope and the beer is fantastic. This will become a regular place to work in the afternoons for me.
  12. Marble Fox Brewing is open on 8th Ave S where Jackalope Brewing used to be. I went last Tuesday. The interior is nice, classy, much better than Jackalope. My friends and I agreed that the beer was very good. I highly recommend it. On my next trip, I'll take some pics for UP.
  13. Well said, Smeags. Vanderbilt brought me and my family and we stayed. All three of my children are Belmont grads, and my SIL and DIL. I have been a part of the Fisk community in the past. Nashville has a solid mix of colleges and universities that attracts a mix of students. In addition to the public universities (my son has a Masters from UT College of Social Work), we have excellent Christian universities and one of the top private universities in the country. And these schools are excelling, the latest example being TSU getting an ice hockey program.
