Honestly, I was sort of thinking the same thing. This development belongs near the old coliseum off Tyvola. I know the retail isn't filled yet, but jeez if the aesthetic isn't screaming for the 90s. Lincoln Harris does a good job recruiting business and filling offices, but for the love of God give someone else the reins when it comes to streetscape design.

From a distance, I love this project, it adds bulk and grandiosity in some sense to the skyline because of duke's imposing buildings behind it. But driving past here the other day, it is absolutely pitiful how fast you can whiz by without even knowing that you drove by this development or what it even stands for. I don't understand why it would take so long to add retail when ally has added... how many businesses?, to its street scape. Maybe they are just trying to finish up the entire project but it still doesn't make sense to create a wasteland of office space with no ground level retail. Especially when this is almost(feels like) a decade long project? Does anyone have an idea as to why they would hold off on leasing? because I know the businesses would flood in if they allowed it.

They have a restaurant for the Deloitte tower space.  The rest of the retail space is along Church St which is not as desirable as being on Tryon.  However I would compensate for that by lowering the lease rates to get some activity going there.   But I don't think like they do.  The money maker is the office space leasing which they have been great at but retail space seems to be an afterthought to them.  However the retail plans for spaces in the new 600 Tryon tower are a lot better in design.

think next up is office believe it or not and the super secret LH will start construction only after the plans are leaked.  So some of you start cruising all big permits on Church or Mint streets.  

You got to give it to LH they dont talk about a building for years before breaking ground they just start it and reluctantly release renderings.

It's office AND residential, and abbreviated law firm is the tenant.

My guess would be that they’ll not start until very late in the year (Nov/Dec) or sometime into the 1st Quarter of next year.  The lot at Church & Mint is being used by the current Contractor as Laydown yard, Construction Office, Staging, etc. for LU4 and would be untenable for another Contractor on LU5  to move in there so soon.
