It looks like Arkansas Business has compiled a list of the state's largest malls.

The Promenade comes in a number 3 with 790,000 square feet of retail (seems a bit small).

Central Mall in Ft. Smith is number 1 with 864,582, followed by Northwest Arkansas Mall in Fayetteville at 820,703.

The last time I checked, 900,000 sq. feet was suppose to be devoted to retail space and 80,000 sq. feet in the Promenade

It's an envy thing. The rest of Arkansas, especially Fayetteville doesn't want to advertise that they have a smaller mall than the evil Rogers Empire.

You know that they left out the Scottsdale Center in Rogers.

Scottsdale is more a strip mall like Steele Crossing (?) near the NWA Mall.

But they included Alcoa Exchange and Conway Commons, which are both like the Scottsdale Center, except smaller.

Went to the Pinnacle website to see the tenant list. So far the tenants announced, while not bad, is kinda of underwhelming to me. Most of the stores listed can be found at most malls in Arkansas or nearby locations (even Coach can be found in Tulsa 2 hours away). Considering the hype surrounding the mall, I was expecting at least a few more upscale retailers. Now I wasnt expecting any like Saks Fifth Avenue, Chanel, or a Christian Dior to be here but I would have loved to have an Apple Store, Aldo Shoes, Brooks Brothers, Bachrach, Crate & Barrel, J Crew, Pottery Barn, Williams & Sonoma, The Restoration Hardware or restaurants such as a La Madeleine's or a Au Bon Pain. It would have been nice to have a more upscale department store like Nordstroms at the Promenade. Dillards, while nice and all, does not have that "special" feel (excluding the Dillards at Northpark Center in Dallas) and doesn't have more of a better selection of higher-end brands (at least to me it doesn't) while Nordstroms does.

Also the design of the Promenade still has not grown on me. I was hoping to grown on the design but it jsut hasnt. Like said, its not bad but it doesnt have that sparkle that could have been, it seems like a homogeneous design in my opinion. I would have love to see the Promenade's design be more like one shopping destination ive been to up north: Americana Manhasset. I like the clean, simple, and modern design yet it still retains a certain charm that cannot be described. Here are a few pics I could find of the place:

I think the design could have been carried over to the Promenade and modifed to suit the environment. I like the designs of the storefronts and they could have been carried over as well. I know comparing Americana Manhasset and the Pinnacle Hills Promenade is not fair (obviously considering that area's income is much higher than Northwest Arkansas and the mall's clientele tends to spend anywhere from $25,000 to $200,000 a year just on clothes) but i think the idea (anyways) could have been pulled off with some modifcation. Of course this just my opinion and I know that the tenant list is not yet fully complete so I will be like everyone else and be there on the 4th to see what its all about. What do you guys think?

I think Pinnacle is holding out on us. They have to be holding out on the other upscale tenants. They'll probably release that info. a week before the opening which is Oct. 9. Don't forget that the Promenade also has room for expansion, which could be a department store from the plans I've seen.

I agree you with the "developers are cheap" part. Considering the money they are spending, they could got a gotten a better retail architect like Peter Marino to design the place. The best designs Ive seen from him have been the Chanel flagship store in Tokyo and the Louis Vuitton flagship in Paris. I hope your right about the company holding out on the full tenant list till closer to opening date. I know getting a Nordstrom is a way way way long shot (considering the demographics they usually go for) but i know the area can support a department store that is above Dillards and below Saks-Neiman Marcus as the market for higher end goods continue to go grow much faster than that at the lower end.

Give it time. I was extremly dissapointed to find out that Parisian was being sold off to Belk. I agree that we can support a Department Store better than Dillards and less than Saks. Foley's might be a good choice for the future.

Macy's recently acquired a number of stores and is the parent of Foley's. I read the other day that they are amidst massive national expansion and plan on having stores in 48 states. One would think Arkansas will be one of them. LR and NWA are ripe for another department store.

Keep in mind that Dillard's backing the Promenade was double-edged, just as their monopoly at Park Plaza is in Little Rock. Dillard's would like nothing better than to do what it did in Little Rock to NWA, to prevent other upscale department store chains from entering the market. I thought Saks Parisian was going to bust through the blockade but that's not to be.

The Famous Barr here in Springfield just got turned into a Macy's. We now have a Macy's, 2 Dillard's, JC Penny's and Sears at the Battlefield Mall (including 170 speacialty stores). There is 1,200,000 sf. of retail space in the Battlefield Mall.

That surprises me that they don't have a presence in Little Rock. Do you know if there are any plans on one coming in?

I see what you're saying. I do like that design but I'm not sure if many people in this area would be quite ready to accept something like that. Maybe I'm underestimating people. As far as stores go I'm like Matt. I think that they might have some surprises up their sleeves. It still might not address enough of the shortcomings you mentioned. I guess I haven't gotten my hopes up too much with this project yet. I tried not to get too hyped up about it till it's open.

Who knows may'be we will get a Macy's. They're website even shows one in Joplin. I wouldn't doubt if that was the secret department store at Pleasant Crossing.

There's Joplin getting something before us again even though we're how much bigger than Joplin? Arkansas really does seem to be pretty far down an many people's lists.

Ohh, I forgot Dillard's headquarters were there, that would make sense then. I can't believe Joplin got one too. Northpark Mall is a cool mall though, and I believe Macy's bought the Famous Barr there as well.

After work on Friday I drove by the promenade and got out and walked through it (i wish I had my camera), but I am not impressed by it. I've been to other out door malls like in LA, and this place is nothing to brag about. The outdoor mall I went to in LA had cobblestone streets that was themed like old Rome, and it was for people only, NO cars...I hate the idea that cars can drive through the middle of the mall. It looks a lot cheaper, its going to look terrible with all these cars bumper to bumper trying to drive through there. Your going to get big ole' oil stains on the road/parking spots and its just a matter of time before someone get ran over. Terrible design if you ask me and I think it should be themed as well.

I agree with half of that... I think the cars are a BAD idea...long term it makes access a little easier during off times and harder during busy times, but it will significantly reduce the looks of the place. On the other hand, I think theming pretty much ANYTHING is goofy. 95% of themed restaurants are so cheesy as to almost melt, theme parks are for kids, themed neighborhoods are goofy, etc. I think Las Vegas is the ultimate insult in this area. The strip has 20 casinos that are all identical except for the panelling and even worse there are four or five malls that all have the exact same shops and the only difference is whether the drywall has Greek, Italian, etc veneer. The only interesting mall on the strip is the fashion mall and is the only one NOT themed. I really hope the whole theming thing will stop soon...none of us want boring strip malls, but what happened to actual architecture. I guess it goes right along with the "cheaper is better" "theme."

Well for starters several of the Pinnacle Hills Promenade tenants are firsts for Arkansas, including Sephora, The Body Shop and Fish City Grill and many are firsts for NWA. This isn't a large metro like Tulsa, Little Rock or Springfield so I wouldn't expect anything more upscale anytime soon.

As for the design it will be more impressive than anything else in Arkansas, Oklahoma or Missouri. Maybe not as impressive as about 50 other open-air malls in the country that are located in ultra-rich markets, but very impressive to say the least. I don't know. The plaza in KC is pretty amazing, IMO.
