Another boutique hotel, Studio 154 Luxury Hotel, has opened at 154 Second Ave. North, next to the Old Spaghetti Factory. If features 17 suites ranging from 400 to nearly 2,000 q. ft., including several 2 story lofts. Some of them overlook the Cumberland River and include covered balconies.  Rates start as low as $200 per night.  The structure  was originally built in the mid-1800s.

Mack McClung and Clay Cauble are partners on the project.

Mainland Companies has landed a permit for $72,600 to allow for interior demolition in the historic Elliott School building in Germantown for conversion into 23 condos.Also included will be a 1,000 sq. ft. retail space on the NW corner of 6th Ave. North and Madison St.

I spoke to the construction guys putting the covering on the fence and was told this will be the staging area for the work on Asurion building.

A New York real estate investor linked to Morris Weintraub Assoc. just bought the Merchants Restaurant building at 401 Broadway for $12.6 million. Works out to $714 per sq. ft., one of the highest rates ever recorded in Nashville.  The Goldberg Brothers have been operating the restaurant there for a while, and recently extended their lease thru 2028.  They also operate Pinewood Social, The Catbird Seat, among their other Strategic Hospitality properties.  No word on what Weintraub may have in mind long term.

Southeastern today released the first renderings of the firm’s planned 300-unit, market rate multi-family project at 341 Great Circle Road in MetroCenter. 

Southeastern acquired the property from the United Methodist Publishing House and hopes to begin construction in the second quarter of 2019. Completion of the project is slated for the fourth quarter of 2020.

Columbus, Ohio-based Rise Brands has landed a $2.7 million permit related to its Pins Mechanical Co. and 16-Bit Bar+Arcade, with work on the building at 1102 Grundy St. to house the entertainment venue continuing in the North Gulch.

Pins reportedly will offer four full-service bars, 16 duckpin lanes, more than 50 pinball machines and arcade games, bocce ball and shuffleboard courts.

It appears that it is an Atlanta connected to Jamestown LP has the Nuehoff Packing Plant under contract.  This group has redeveloped several large-scale projects like the one-time 10 story/2.1 million sq. ft. Sears distribution center in Atlanta into Ponce City Market. 

Unnamed sources have said that Smith Gee Studio will be the architect for Neuhoff. The sources did not provide a closing date for the future transaction.

Downtown Nashville Partnership just published a new report showing that there are now 72,000 people working downtown, a 25% growth over a 3 year span. 

Austin's downtown job growth rate is at 13% over the same span. 

Since 2008, downtown's job acceleration has been 56%.

Village West will be the name of a 117 residential unit, 24,000 sq. ft. retail space mixed-use project at 1014 and 1018 W. Trinity Lane. Numerous buildings are planned, and rezoning is being sought  by Metro Planning today for the 5.3 acre site within the general Bordeaux area.

D&M Development LLC is seeking to undertake the project and has enlisted Civil Site Design Group to handle engineering and land-planning efforts.  No renderings available yet.

Good question.   I’d like to know, too.    The number is growing, but I would guess it’s still pretty low, like under 10%.
