460 James Robertson is coming down. Still no word on what the the Gettys Group out of Chicago plans for the site.  Immediately to the east they are going to build the new TownPlace Suites.  This is a fairly large site on a main thoroughfare with an entrance point on the 4th Ave. North side as well---so my guess is that it will serve as more than a surface lot.   Will be interesting to see an announcement in the near future.

Hormolio company wants to consolidate its six parcels that include the Voorhees Building at 700 8th Ave. South that also include an old-school masonry building with an address of 608 Eighth Ave. S. and home to Downtown Antique Mall and the building at 620 Eighth Ave. S. that accommodates Epiphany Design Studio. There are two other buildings on the overall footprint. The plan is to make the whole site more attractive for marketing for redevelopment.

Harmolio has enlisted Shawn Henry, a real estate-focused attorney with Nashville-based Tune Entrekin and White, to assist with having two alleys (east-west Alley 140 and north-south Alley 159) and a segment of Fogg Street (each considered public right of way) abandoned so as to yield one fully integrated site.

The Metro Planning Department staff will review the request, with a planning commission hearing unlikely. The Metro Council will have final say.

To the immediate south of the six parcels sit four parcels on which Nashville-based Southeast Venture plans a mixed-used building. Southeast officials have yet to disclose plan details or a start date.

The site is the triangular area encompassing 6 buildings immediately to the north of the teal-colored 8th & Division Southeast Ventures lot:

Honestly I think these 6 lots could each be turned into something we don’t have much of. 6 individual steak restaurants.

2 of the restaurants have been announced for The Griff/ Hammer Mill development that includes the 100+ year old 2 story brick former factory at 1400 Adams St.  One will be The Optimist, a seafood restaurant, and a cocktail lounge called Le Loup and Star Rover (“honky tonk meets taqueria-inspired snack bar of sorts”).

The Optimist will feature “roomy banquettes,” an open kitchen and indoor/outdoor wood-burning fireplaces. Behind the back bar, a stairwell will allow access to an intimate oyster bar offering a custom mural and vintage furniture.

Winston Hospitality, the owner of Hotel Indigo (located in the historic bank building at the SE corner of Union and 3rd Ave. North) has just paid $4.6 million for purchased the other 115-year-old band building immediately to the south at 231 Third Ave. North.  It encompasses 16,616 sq. ft. of space and still bears the Nashville Trust Co. name on the entrance. Currently it is home to Smith Cashion & Orr law firm.  No word on what the plan will be for the structure.  Perhaps they are looking to develop some event space for Hotel Indigo?

I see many positives in this proposal:

  • parcels that are small and inaccessible could be fully utilized,
  • a rather useless street would put out of its misery,
  • we take six small ideas and can now create a destination property, and
  • the 8th Ave S corridor could get a signature piece.

This could be the biggest catalyst yet for development of Pie Town.

RIP to the Downtown Antique Mall, though. The Tennessee Antique Mall on Wedgewood already closed earlier this year, the flea market is being changed up and consolidated, and I feel like I can see the writing on the wall for the 8th Ave Antique Mall once their lease is up in a couple years. As an antique dealer in this town, I’m getting a little worried.

Chef Ford Fry's of Atlanta new Tex Mex restaurant Superica will cost about $2 M to build out.   Their food is innovative and really good believe me as a frequent customer of their Charlotte outpost.

It would seem that the resurrection of the Germantown Union project, as well as new openings within a few blocks like The Griff, 85 Van Buren, LC Germantown, etc., that it has now sparked the McRedmond family to sell the Nuehoff Plant to an unnamed developer.  The one time slaughter house and packing plant are the two main structures of the 9 parcel site on the 1300 block of Adams Street.

The handful of tenants that fill only a small percentage of the whole site have been asked to be prepared to move.  This includes the Nashville Jazz Workshop and Peter Nappi Leather Goods.

There is so much potential for this site.  Besides the structures, the open fields in the upper right of the aerial shot below could be part of some potent green space for that area of Germantown.  One proposal several years ago included a small outdoor amphitheater bordering on the river with beautiful views of downtown and the water looking southward.  If retained in future designs, that would be very cool.
