There is so much potential for this site.  Besides the structures, the open fields in the upper right of the aerial shot below could be part of some potent green space for that area of Germantown.  One proposal several years ago included a small outdoor amphitheater bordering on the river with beautiful views of downtown and the water looking southward.  If retained in future designs, that would be very cool.

That view deserves a major project.

A 25 unit townhome project is being planned for a 1.18 acre site at 1825-1835 Third Ave. North in Salemtown, on the SW corner of 3rd AVe. North and Coffee St.  There will be a Jan. 24, 2018 Metro Planning Commission meeting for approval.  No renderings released yet.

I had not seen any renderings for this one (may have been posted). So found this. I guess all 11 buildings will look like this. Meh!! Pretty sure Embrey did the Carillon too, which this reminds me of. The overall effect will depend on where the parking is placed (inside or outside the buildings).

“One of the interesting aspects of this development will be the fact we will not have to build structured parking, which most other developments in the downtown area are required to do,” Knolle explained. “And we plan to pass those construction savings along to our residents in the form of very competitive rent pricing.”

I dropped into this "honky tonk" last weekend when we were in town for the holidays. It looks like they ran out of money before the interior was finished. The Luke Bryan- and Jason Aldean-branded mega-bars across the street were far more impressive. Doubt most people really care though--they all have live music and serve alcohol by the gallon.
