23 story luxury apartment tower at 641 Division St. Groundbreaking planned by the end of the year. The Gulch will be rivaling the core in terms of density in 5 years at this pace.

I have a hard time calling this part of the Gulch. This is more of what you might call SoBro, but it is welcome either way. Glad to see that  Meyers flooring is going to be leveled.

 

I look at the S Gulch, where RJ Young and Carquest to be sold sooner rather than later, with the same type of projects to be built.

awe man, it is going to block the view of downtown from I65 that we were talking about last week.

This is what I was going to say, but, I didnt want to seem negative and ungrateful about a new project.

I am however happy that the flooring "barn" will hopefully get torn down.

Well technically nothing in the North Gulch is the Gulch either if you are going by the tax district definition.

Looks as if he is outside any of the redevelopment districts, so no TIF for him.

 

The next question is this; Is this inside the SoBro design overlay????

I think this is within the Gulch design overlay. IIRC, the SoBro one falls to the other side of the tracks.

The Mayor's recommendation for the 2014-2015 Capital Improvements budget includes a line item for $18M for a pedestrian bridge http://www.nashville.gov/Portals/0/SiteContent/Council/docs/FY14-15%20CIB%20-%20Mayors%20Recomm%20-%20All%20-%20By%20District.pdf (see p 55).  I wonder where that will go?

I figured that would be how it would be funded. Not a surprise at all.

The Crescendo site is at the very top of a hill, hardly a 'gulch' by definition.  If anything, such development around the new Division Street connector would stretch 'SoBro' further south.

 

I think, to avoid confusion, pretty much everything between the railroad tracks and I-40 is considered "The Gulch", regardless of elevation. I believe that the area east of 8th used to not be included, but for marketing/real estate purposes...well....what else would you call it?
