CA South, led by Meg Epstein, has purchased the 1.8 acre site at 405 40th Ave. North from Steve Armistead for $7.25 million. The latter had been planning a 6 story, 192 unit residential project with 11,000 sq. ft. of ground level retail and an internal garage for the site.  No word on if CA South will keep the same general plan, or have alterations.

The .77 acre site at 3715 Hillsboro Rd./2101 Crestmoor Rd (NW corner of Hillsboro Pike and Crestmoor) has sold for $6.83 million.  The buyer is a Huntsville-based developer, and the seller is CVS Pharmacy.  This is the spot where the new CVS Pharmacy was to be built to replace the current one, which is scheduled for demolition to make way for the new Crestmoor/Glen Echo interchange with Hillsboro Pike.  It is unclear if the new owner plans a different type of entity (mixed-use?) or if they will build and lease to CVS.

Liviano Nations will be the moniker for the LIV Development  project on 19.3 acres  at 4000 Walter S. Davis Blvd. It will be made up of 8 structures  in the 3, 4, and 5 story range with a total of 319 residential units. Amenities will include a pool, a clubhouse, a sky lounge, a dog-washing area, a coffee shop and a fitness facility. Some work is already underway on the site, and completion should be late in 2023.

Charlan Brock Architects is handling the design; LandSouth Construction will be the contractor.

One little project on 8th Ave south.  He is not a developer but a land banker. I do not see him doing this project. I may know who the developer is, but I cannot say yet.  Trying to reach PR firm first. If it is who I think it is, then it is a big boy developer.  He has only had visions of grandeur at this point.

Again, from what I can see they were blasting without permits, grading without permits or on expired permits. No permit signs were posted at the project site either which is a violation. Tree removal was done on expired permits. All the way around done by an amateur. with zero experience. 

He is probably trying to clear it before selling it. I just do not see him doing the project himself.

I just found out it is not the big boy developer that is involved now. There could be another developer now as this one has pulled out of the process, and I am not going to mention who that was.  I still do not see Ardivan doing this on his own.

My guess is another developer has their eye on the property.

Maybe one of you guys can reach out to Brandon Taylor if you are in his district to get the skinny on the project.

I agree.  But, given what is in the area this will be a vast improvement.  And, it will provide a much needed residential complex that TSU students should be able to take advantage of as well.  Right now, students living off campus tend to live in Antioch, Harding Road area, Madison  and further out Charlotte Pike.

Someone may have a better  idea of how the expired permits work, but I have searched all of the permits. For those parcels and have found nothing. There are signs on the hill indicating they are blasting and the last time I was up there, there were no permits posted anywhere which I know is a violation of Metro codes as they are required to post the permits at the site.

I would take a drive up there today but I am not getting outside today for obvious reasons. Besides the price of gas is limiting my trips into town. Blast the Russians.

Two adjoining 1 level storefronts at 4914 & 4916 Charlotte Ave. (both circa 1900, and each at 3,00 sq. ft.) have sold for a combined $875,000 to a LLC led by Josh Ritter of Larence Ritter Properties.  Hopefully this will be the start of revitalizing this block which is sorely in need of restoration.

I toured the site several months ago with prospective buyers (the group that just finalized the purchase) and they are looking at renovating the eastern suite to be their office/headquarters and the western suite to be a retail/tenant space. They were hoping to avoid any major facelift at the front facade, but the entire interior would be a gut and renovate job. Most likely needs a new roof too. I think they are also expecting to demolish an existing addition off the back. 

The front facade definitely needs more than a coat of paint, but I wouldn't hold my breath.
