A bit more info on the development at 1105-1107 West Trinity Lane.  The southern 3 acre portion that borders on West Trinity Lane will feature two 4 story condo buildings with a collective 107 units. It is being developed by McCoy Construction with David Wallace & Assoc. handling architecture. A rendering should be available soon. Groundbreaking will be late in the year.  The northern 12 acres of the site will be called Hilltop Estates and feature 83 residential units in singles and duplexes. The developer is D&M Development, with David Wallace handling the design on those as well.

On the south side at 1014-1018  West Trinity Lane, D&M is also planning a project called The New Cumberland on 5.3 acres that will feature 155 residences and a commercial structure. A new road called Limestone Place serves the project connecting it to Youngs Lane and West Trinity Lane. No renderings yet.

It means there will be some kind of deed restriction. In previous cases, it's meant that the housing could only be bought by city employees working as teachers, firemen, policemen, EMT's, etc. The usual rules they come with are that it has to be your primary residence, you have to own it for minimum X number of years, and when selling it the maximum price increase is X% per year of ownership. They're often well below market value, so it's meant to be a way to keep critical civic employees in the city.

Definition from Metro's website
“Workforce Housing” is housing that is considered affordable (30% or less of total income) for households that earn more than 60% but less than 120% of the median household income. Thus, in 2014 for example, workforce housing in Davidson County was any housing that was affordable for a 4-person household earning between $36,044 and $72,089.
