Whittle Springs Townhomes at the corner of Whittle Springs Rd and Money Pl are 7 new townhomes planned for the Belle Morris neighborhood, and one of the first uses of Knoxville's recently implemented missing middle housing guidelines, allowing for 7 units instead of 2, nearly halving the prices! Designed by Ally Architects. -

The Layouts on Fourth Townhomes at 823 N. Fourth Ave are 8 new townhomes in 4th & Gill developed by Connolly Development Ventures and designed by Ally Architects, right down from the Governor's Row townhome project by the same architects. Both the projects are nearly identical, with only slight differences in design. The Layouts have recently topped out. Happy Holler Townhomes are 17 new townhomes under construction in Knoxville's Happy Holler/North Knoxville neighborhood at 1600 N Central St. Developed by Connolly Development Ventures and designed by Franklin Architects, the project plans to incorporate a historic home that is currently a multifamily property, that plans to stay that way, adding new paths/drive isles and creating a new parking plan, including alley street parking. The Delaney Building, a 47 unit condo building that's a part of the new Old City Multi-Use Stadium, has released many new renderings and listed all 8/9 retail spaces for lease. The Cumberland Ave facing part of Hub 4 at 1801 Cumberland Ave finally has a rendering released. According to the article, "it will be seven stories tall with roughly 215 units to house around 800 students. Unit sizes range from one bedroom to five bedrooms." It will have a rooftop pool, hot tub, sun deck, and will begin Spring 2025. It might not be Hub branded at all but rather a different brand within the Core Spaces world as they state "it isn't a part of Hub Knoxville "at this point'". Agreed. I’m especially a fan up the multi story corner outdoor space, the unique column shape, and the depth at which this addresses the street. And overall, just a well designed building with solid materials. More of this PLEASE!

It’s definitely good that UT is getting more housing and density, considering students are having to stay in hotels and leased apartments from the university over 7 miles away. This is also why there are 3 (going to be 4) dorms u/c at the same time. With all the student apts and dorms going up right now, there will be upwards of 5,000 new beds within a few miles in the next year or so. UT is also finally realizing the expense parking on campus is having in terms of taking away from housing. They are planning to change the parking structure to be more expensive in the core and cheaper on the rings, with park and ride lots being plan, with the eventual goal of making student rely more on transit and walking! All parking passes for this next semester will be more expensive than it is now, with core permits costing upwards of $400. They haven’t banned cars for freshman yet, but that id the plan eventually -
I really hope so considering it sounds like there is a lot of interest! Very exciting to hear as hopefully that will catapult this one into fruition quickly similar to Nashville Yards

Just saw a Nashville post article about investors creating Nashville's first Chinatown in Antioch, anchored by an upscale Asian supermarket. Do we think this could be Nashville’s first H mart/has anyone heard any rumors on potential tenants? -

Yes Emory Place is great! They recently repainted a section of it and now there is an art gallery, vintage shop, and an interior design center "Design AF" and she does extremely high quality work! It has definitely gotten a lot better since 2022. Now Yee-Haw Brewing Knoxville is at the Central/Broadway intersection and has been insanely successful. There is a new 5 story HQ for Axle Logistics going up across the street from it, and there are a few townhome projects starting to pop up all around the area. There is also a Topgolf like place going in to the left of Emory Place on a brownfield site called ShotClub Social, which is gonna be really impressive. I must say now in any direction you go from downtown and UTK, there is just an explosion of activity. Just for context, the new old city multi use stadium is going up in the east, multiple apartment buildings and townhomes have opened or are u/c in SoKno and North Knox, and apartments and townhomes are starting to pop up west of campus around Sutherland Ave. These are some of the things I will update on here now that I am out for the summer, and trust me there is a lot. But long story short, yes it is an up and coming neighborhood with plenty of buzz. Really Emory place is one block among the greater Old North Knoxville/North Downtown area, so you will likely here it referred to like that more. Here are the renderings for ShotClub: -

The first photo is the building with the Urban Outfitters from the basement to the 2 floor. I believe you are thinking of the Houston Bank Building which is on Gay Street with Vida on the ground level and The Vault cocktail bar in the basement. Regarding Scruffy City, I believe we got that name because a visitor from another country that came to the World's Fair called Knoxville a "Scruffy City" because it was rough around the edges or something like that. We did indeed and I was very pleased to see that. If I recall correctly, we were the second fastest growing county and had the second biggest increase in population in the state right under Rutherford! It was nice to see that our metro counties also saw some of the most growth, in addition to some of the sharpest increases in growth rate. It is crazy to think about, but I read that with our current growth rate, Knoxville's metro area will surpass that of Memphis and New Orleans in just the next few years! Mind boggling to think about. I mean technically if you were to include Sevier county in our metro, which touches Knox County, we already have over 1 million people. I always bring up that point when people try to say Knoxville is small… -
I just woke up and seeing my first notification be “St. Regis Nashville will be…” from the UP Twitter is not bad to wake up to! This is really impressive and I love the way the building tapers in as it goes up. Totally agree that this is a stately building that could easily be found in Manhattan. I do love that it isn’t just another glass box, but I must say I wish it had a bit more material depth or at least some sort of wow factor architecturally. I suppose the St. Regis brand is known for being a little bit understated, but in a luxury way haha. Overall though, it’s extremely exciting and impressive that we’re getting one of these! The fact that we will have this brand, but Los Angeles or Philadelphia or Austin won’t is a real testament to how impressive the status of this city has become

Also, Hub 4 hasn't broken ground but is up for rezoning this week and a few renderings were posted. The brick portion of Hub 4 is in the Fort Sanders Historic District and has to conform to those standards, thus the nice, more historical brick design. The white portion of Hub 4 is not and that's why it looks different. While I assume that is a preliminary design, they have yet to release renderings for this one so time will tell.
