The biggest obstacle would be selling it to the state.

I think preserving the street grid would be necessary. There are already few options to get around in this area. -

The third floor was a large cubicle farm, but these positions are now work from home. -

The tower itself isn't nearly as bad as the attached parking garage. -
In November they were applying for a permit from the Army Corp for a barge entertainment space, but I'm not sure if it was granted.

From the FutureVU article: "Vanderbilt University is making extensive upgrades to its utilities and other infrastructure as it prepares for campus growth. The Central Utilities Initiative, scheduled to begin in Feb 2023, will provide enhancements to support various Vandy United projects, the Highland Quad Residential Colleges that will be built along 25th Avenue South, and other future projects." The new utility project is for upcoming projects on this end of campus and to create redundancy in their system. These positions already have money set aside to hire more, but if there is no affordable housing then they will continue to go unfilled.

From the BNA website: “To build a bigger, better airport requires a more strategic roadway system to improve traffic flow,” said Doug Kreulen, MNAA president and CEO. This project is essential as we look to the future and prepare for growth over the next 20 years. We are now entering the most transformative phase of our expansion with the terminal renovation underway and the launch of the roadway improvements project. This project will dramatically enhance BNA’s roadway system by adding a new outer loop roadway and realigning and widening existing roadways to build greater capacity and improve traffic circulation. It will be executed concurrently with the Tennessee Department of Transportation’s Donelson Pike relocation project with completion anticipated in late 2024.

The article mentions that “Metro Nashville Airport Authority is considering bids from companies to demolish and redevelop the six-story, 315,000-square-foot building.” It is currently too expensive to maintain. It seems like the smaller Genesco building is outside of the runway extension territory and will be redeveloped. Although the larger building beside it looks to be just inside the demo zone.

They plan to expand the travel lanes, but they are waiting for completion of the Donelson Pk relocation.

I flew out of BNA for the first time since the new lobby and security areas were completed. Overall I like the changes, but it seems like a failure in design to not include benches after security. I had to sit on the floor to put my shoes back on; however, I know not everyone would be able to do so.
