Not sure if they are just closing off more or shooting from a larger area, but it looks like there won't be a place to watch fireworks on the Nissan stadium side. Typically I ride my bike from Two Rivers and camp out at the base of Gateway Bridge (When did we start calling it that?). If they are shooting from Cumberland Park I doubt they will let people stand that close.

It was named Gateway Bridge when the bridge first opened in 2004.    On the downtown side, the bridge connected to a short segment of a street originally called Gateway Boulevard, which ran only up to 4th Ave.   It was later renamed Korean Veterans Boulevard and the bridge renamed Korean Veterans Memorial Bridge.     The little "boulevard" was later extended, straightened and widened all the way to 8th Ave during construction of the MCC.

At last Saturday's Forum Meet-Up, we were comparing notes and realized that there are no fewer than 23 large buildings in the works fro CDB/SoBro/Germantown/Midtown that have not had official renderings made public yet.  In the case of some of these, there have been initial images that were later scrapped, but nothing more current released as of yet. All of this to say there are going to be quite a few new concepts for us to digest in the second half of 2016:

1) Embassy Suites Hotel at NE corner of Demonbreun and 8th Avenue South. 18-20 stories.

2) Hilton boutique brand (still unnamed) as partner building to Embassy Suites at NW corner of Demonbreun and 7th Avenue South. 15-20 stories.

3) MDHA lot #1 at SE corner of KVB and Hermitage Avenue. 20-30 stories. Could also include some smaller adjoining structure.

4) MDHA lot #2 at SW corner of KVB and Cumberland River. 20-30 stories. Could also include some smaller adjoining structure.

5) MDHA lot #3 at SE corner of Hermitage Ave. and Peabody. 20-30 stories. Could also include some smaller adjoining structure.

6) Drury Inn Hotel at NW corner of KVB and 3rd Avenue South. 20-25 stories.

7) Lifestyle Communities apartments at NW corner of 2nd Avenue South and Ash. 10 stories.

8) Lifestyle Communities apartments at NW corner of 3rd Avenue South and Ash. 6 stories.

9) Hyatt House Hotel at NW corner of Lea and 5th Ave. South. 4-6 stories.

10) Beach Company apartments at NE corner of Lea and 6th Ave. South. 9 stories.

11) Mainland mixed use #1 at SE corner of KVB and Lafayette. 25-30 stories.

12) Mainland mixed use #2 at SE corner of KVB and Lafayette. 8-12 stories.

13) Hensler Condos at NW corner of Demonbreun and 12th Ave. South. 20-30 stories.

14) Staybridge Suites Hotel at NE corner of McGavock and 13th Avenue South. 8-12 stories.

22) Capitol View mixed-use expansion #2 at NE corner of Charlotte and 11th Ave. North. 5-8 stories.

 

Then there are these projects which have been tentatively announced, but probably aren't as imminent....but you never know:

1) Platinum Hospitality #1 at SE corner of KVB and 6th Ave. South. 25-35 stories.

2) Platinum Hospitality #1 at SE corner of KVB and 6th Ave. South. 10-15 stories.

3) Mixed-use at A+ Storage lot, just W of Fairfield Inn on Division Street. 20-25 stories.

4) Boutique hotel/mixed-use at current Whisky Kitchen site on SE corner of McGavock and 12th Ave. South. 8-12 stories.

5) Unknown Hotel at NW corner of 21st Ave North and Hayes. 14 stories.

6) Mixed-use structure at NW corner of Chet Atkins and 19th Ave. South). 15-20 stories.

Southeast Ventures at NE corner of 8th Avenue South and Division. 8-15 stories.

 

And, of course, there are bound to be a few surprises completely out of the blue.  Looking forward to a GREAT second half of the year!

A couple stories from today's Nashville Post about Nashville's office space demand:

Cushman & Wakefield report show 5.5% office vacancy rate

Nashville’s overall office vacancy rate was 5.5 percent at mid-year, down from 6.5 percent at the end of 2015, according to a quarterly report Cushman & Wakefield's local office has released.

Class A vacancy was 2.7 percent, down 0.1 percent. Class B vacancy fell from 9.4 percent to 7.5 percent. All office classes’ overall vacancy rates are at their lowest levels in 15 years, the report notes. Class A vacancy is extremely low, particularly in the hottest submarkets. For example, Brentwood has a 1.4 percent vacant rate and Cool Springs is 0.3 percent vacant.

The CBD, which has 4.5 percent Class A vacancy, has a 19.1 percent vacancy rate for Class B buildings. Class B availability is limited in Brentwood and Cool Springs, with only 1.7 percent and 1.8 percent vacant, respectively.


JLL report shows Nashville could absorb 1 million square feet of office space for year

The Nashville office of JLL (Jones Lang LaSalle) has released it quarter commercial real estate report, with the company noting that despite Nashville’s having the lowest office vacancy rate in the country, the market’s absorption is on track for another year over 1 million square feet.

The most recently complete quarter, the absorption was 217,464 square feet.

From the report:

"By year’s end, 8 more projects, totaling 1.4 million square feet, are expected to deliver with a positive absorption of 961,884 square feet. Outlook is promising due to business growth. Since 2015, unemployment rate has dropped to 4.4 percent from 4.7 percent, while year over year personal income growth has grown 7.6 percent from 6.1 percent.

"The cost of doing business is still below national averages, and the value of a dollar in Nashville continues to have more purchasing power. Compared to larger metros, Music City’s office rents remain more attractive; however, for Nashville, they’ve reached historic highs.

"Nashville rents sit at $22.58 for the overall market and $28.47 for Class A space."

Some HCA news.

One of my coworkers told me today that his wife whom works for HCA by Centennial Park. was told yesterday that they will be vacating the building that she is in to make room for doctors offices.  They will be relocated to Maryland Farms. 

I find this very interesting, maybe t;hey need a new HQ building, maybe of the taller variety.......

I still think they would eventually build an HQ on the lot across the tracks and fronting Charlotte Avenue. Maybe a couple of 20-ish story buildings.

If they were to pick up NES's soon-to-be-relocated storage yards across Charlotte to the south they would lose the Capitol-related height restrictions. Three blocks, 12 acres, Interstate access, all in one central location still within spitting distance of their flagship hospital.
