Nashville Bits and Pieces

As mentioned in the Inner Loop thread last Friday, City Winery has sold its 1.4 acre site off Lafayette St. for $21 million.  They negotiated a 3.5 year lease on their current music venue until needing to move., at which point they will do so somewhere outside of downtown. 

“We wanted a little bit of cushion to find the right place. I didn't want to rush into the decision, and it gave them enough time as well because development, zoning and all the work that comes with trying to build something tall in Nashville requires time,” Michael Dorf, CEO of City Winery, said.

City Winery Nashville, which opened its doors in 2014, has started the search for a new location but has not narrowed in on a specific neighborhood. Dorf is open to buying property or leasing space, but the main priority for the search is parking; Dorf is looking for a property that provides at least 200 parking spots.

“We have a lot of flexibility as to where we go. We don't need to be right in the center of town. We don’t need to be in a walking part of town, which there are very few of those neighborhoods,” Dorf said. "East Nashville continues to be cool. … Williamsburg County and out toward Belle Meade, there's a lot of our constituents there as well. We have people from all over, so what’s a convenient drive puts us in a lot of a lot of spots within a couple miles of where we are."

The Nashville Downtown Partnership does an annual residential survey and now does a midyear update.  You can go their their website and click on Resources / Reports & Publications.  Here is the link to the 2023 midyear residential report.  Nashville has 17,000 downtown residents now.  If all planned projects deliver, that number could rise to 40,000 by 2030.  

I looked at the 2022 ACS census estimates for downtown (tracts 194.01 + 195.02 + 195.03, which includes an extra 0.3 square miles to the north west but otherwise same borders as that report), and those numbers total to only 10,352, which seems like a huge discrepancy from 17,000. Any idea what is causing this gap? I know the estimates are, well, estimates, but they're usually not that far off. Is the report potentially counting people who have a second home downtown or who live there part of the year?

Purely a fantasy project.  Not even worse discussing, IMO.   Oklahoma City is stagnant economically too, so even if it were a serious proposal there wouldn't be any demand for it.

I posted this on another thread in another place it came up.

I think the key word says it all....DREAM. To get a building that tall built in NYC much less OKC is a daunting task and to fill it would be a much more daunting one.

Besides, beware of folks that only have linked in pages. They are a dime a dozen in Nashville. They come here trying to bilk folks out of money and garner attention and are so full of it. Alligator skin boots in a polo shirt.

I smell a rat. This guy's company has only done 5 million in revenue. Seen it before. Talks a big talk and gets the locals excited.
