10th + Clark Residential (37 stories/409’/414 units, 34 stories/354’/354 units, 20,932 sq. ft. retail, 847 capacity garage)

10th + Clark Residential will be a two tower (37 stories/409’/414 units, and 34 stories/354’/354 units) project featuring a common pedestal with 20,932 sq. ft. retail and an 847 capacity garage.  The site encompasses 2.16 acres at 810 Lea Ave. and 905 Clark Place, just to the west of The Westin Hotel.

Lincoln Property Company is the developer, and ESa will serve as the architect. Catalyst Design Group will handle engineering. HDLA will handle landscape architecture.

The development will require the demolition of the pre-World War II-constructed two-story brick-and-stone Brandau-Craig-Dickerson Building, one of downtown Nashville’s few remaining such structures.

The team will go before the MDHA Design Review Committee on April 18 to seek concept plan approval. In addition, Lincoln will need necessary bonus height for both towers from Metro’s Downtown Code Design Review Committee.

Lincoln also owns nearby property, located close to the SoBro roundabout, on which it has long eyed a multi-building development called Circle South.

It's too bad to see that existing building go. In my opinion if you're going to tear down something like that, the least you can do is "earn it" by building something worthwhile in its place. I feel like this development hits that mark, both by design and utility. That area really needs to fill out more.

Nice!  Hope they can get this one through and built.  And an added bonus...it will help hide that Westin a bit...or should I say help the Westin blend in a bit more.

Love this infill. What a super project.

Would like to see a bit better height for either tower, though. Just to elevate the standard 250 - 400 foot-ish heights that Nashville tends to build this past several years.

But fantastic development and overall aesthetics. Love it!

Great news to start on a Monday morning!! Love the overall look and appreciate the retail space in that area. Two things immediately come to mind though 1) does this entice the developers of the other “Circle “ projects to get moving? Come on Mr Tony G and Ritz!! 2) where’s that bridge to connect with the Gulch!!

The drawings  show 36 floors for tower 1 and 34 for tower 2.   They show 3  floors of underground parking under both towers and 4 mpre under tower 2 and the 5 story part  The retail under tower one ishows a restaurant with a 30 foot ceiling and 2 floors above that

Nothing says to Metro, "I'm not going to do your damn streetscaping work for you when I build my building" quite like putting the utility poles in the renderings.

I doubt the height would change much due Metro as they are giving bonus height out like candy to school children these days. The only thing that would cut the height is the market.

If the Ritz is built  and Tony G gets his residential tower on the circle, you woul neve see much of this proposal.  The important view is from the interstate  and the Gulch on this one.  Even more important with all these projects iwill be  the canyons created down 8th and down Lafayette.

To be clear, I'm not concerned about seeing this new project.  I'm talking about how this project will finally block that Westin.  I hope 800 Lea and Ritz both materialize to help with that from the east.

Although I’m not a fan of Stix, simply adding better landscaping and colorful lights would go a long way to make it more appealing. And yes Musica needs the fountains .

Isolated.  Nondiscrept.  Very loose with the term "historic" IMO.  Old not= to "historic" automatically.  Bad accessiblity issues with only facade worth saving IMO.  How can you put 2 or 3 floors of underground parking under the existing building???
