There won’t be one. They are as of right to go very tall…if the condos are incorporated, they are as of right as well.

We do not have all the details so we can’t really comment about what they are doing right now other than they did another transaction. The first transaction was a part of the parcel and I have not had a chance to look at this, so it could be on another portion of the parcel. The Tishman Speyer people are not being very forthcoming with information so we really  do not know what they are doing yet.

Tishman Speyer has finalized what seemingly is the final transaction related to a SoBro property on which it plans a major project.

According to a Davidson County Register of Deeds document, the Tishman Speyer entity that paid a collective $29.3 million in two previous deals has now paid $10,176,000 for the two-building Rutledge Terrace Condominiums complex at 430-464 Presidential Ronald Reagan Way (Second Avenue South).

The real estate purchases come after Tishman Speyer seemingly added two hotel development companies as partners in the project. That move, which immediately followed the $27 million transaction, involved Tishman Speyer’s selling for $29 million a portion of the property.

Tishman Speyer has not yet disclosed its plans for the property. However, one of the documents related to the $29 million deal references two buildings for the site.

Tishman Speyer this week filed plans to consolidate its properties anchored at 133 Korean Veterans Boulevard into a single lot. Earlier this month the company spent $10.17 million acquiring 18 properties on Second Avenue South, which neighbor the Korean Veterans Boulevard parcel it bought in February for $27 million. Tishman Speyer's website lists the property on its projects and investments page as "First and KVB," where it is described as a "flagship mixed-use development in the heart of downtown Nashville."

It is till rumored to be a 36 story project,  although one of these new documents references two buildings for the site.

There is also a great little note on the consolidation document. Nothing new in terms of information, but leads me to expect nothing less than 30 floors on the site.

Wondering if it might be two towers one 36 story and one possible at 49 stories. They did some kind of transaction with a Hotel developer

That's what I was wondering, this was going to be one of the big ones when we first heard about it!

That thought has been on my mind. There’s been no movement on the Ritz at the Circle, and maybe it’s still possible but I have my doubts. So I think about what a company like Marriott ( Ritz is their flag) would do if a developer doesn’t have what it takes to get something done. I think they go shopping for one that has what it takes to make it to the finish line. Tishman-Speyer definitely has what it takes!

This will now be called 133 KVB and will be two 49 story towers (574' and 512') featuring condos, apartments, and a hotel  (no word on how many units/keys). There will be 8 levels of parking, of which  2-4 levels will be above grade, and 3-6 levels will be underground  (depending on which part of the hill they are situated).

The towers will share a common pedestal with retail/commercial elements that will feature a publicly accessible park.

Bonus height above the 30 story code limit for that area will be sought based on LEED qualifications.

Great continuation to a rapidly growing SoBro skyline. Love to see that part of the skyline expand.
