Trio at 621 Middleton (23-27 stories, 280', 405 units, 14,770 sq. ft. ground level retail, 439 capacity internal garage)

621 Middleton will be a 27 story, 280'  residential tower on 1.2 acres (the Plaza Arts site) to be developed by T2 Capital Management, LLC out of Chicago.  It will feature 3 segments of 23, 25, and 27 stories, with 405 residential units (none will be STR), 14,770 sq. ft. of ground level retail, and an internal garage with 439 capacity. Hastings Architecture will be in charge of design. T2 paid $11.25 million for the site.

Plaza Artist Materials and Picture Framing, the former owners of the site, will relocate in October to a new location in Germantown at 1205 Second Avenue North, former home of Third Avenue Hardware.  Plaza will continue its normal business operations at the current Middleton Street location until their October move.

Here are the updated unit counts

405 rental units (no STR), 14,770 sf of retail, and 439 parking spaces

 

I think there is another project in the area with 24 stories and 375 units being planned. I am unsure of the location though. I have an idea, but I cannot confirm yet. I do know the who!

Love the design and amount of ground level retail! It’s really nice tall infill for the area it’s in. Love the garage entrance being on the side road rather than the main frontage road.  They did a great job with hiding the garage as well.

So I guess it's Pie Town's turn to catch fire!  Adding this one to the expanded Paseo Gulch development and Albion is definitely bringing height to the area!  Like it.  Puts me in mind of the West End tower with the stairstep look.

There’s no pie in Pie Town, and there were never any trolleys in the Trolley Barns. I wonder how long until there’s no music in Music City?

Did I miss an Overall Height Modification on this? That site is 8 stories by-right under DTC, with Bonus Height maxing out at 11 stories. Really struggle to see how they'll get to 27 stories here on a constrained site without the ability to do green space or any of the other features that have earned OHMs on other sites.

They will go for a height modification.

Hilarious to me that Mark picked the above image from NNN.  I didn't even look at it before clicking the link.  While at the site, I saw it and was going to post it back here so I could say...guess we're not the only ones tired of looking at Haven.  Let's put up a building to hide it from the downtown southward view! 

I'm thinking their height modification request has some extra juice!

Developer T2 Capital Management has landed a $6.75 million loan from Wintrust Bank to help finance a portion of the $11.25 million purchase price of the 1 acre site.

I didn't remember this reference to T2.  So I guess the Tishman project isn't their first involvement in the Music City market.

Nashville Post article says the status of this project is unclear.  Sorry to hear that as I had high hopes for this one.  Would bring really nice height to Pie Town.
