I could see ALL of it being in one tower, but as Luvemtall surmised, that would be one STOUT big boy for sure.

Yikes!! Wow, if that’s were these units come in around we will be looking at over one million sq ft! And as stated by MLBrumby there’s hallways & utilities areas . At 2000 per unit it’s closer to 1.2 million sq ft.

Apartment sizes in general are shrinking all across the country, so I think that would go for 3 BR too. I think he largest you will see will be around 1200 sq ft. Max, probably even a little less. Thinking about a 1500 sq ft apartment takes me back to some of the apartments I rented back in the 90s in older communities in other cities where 3 BR units were around 1600 sq ft.

I think 1200 would be the smallest possible 3 bedroom. That is tiny for a 3br, especially in a luxury building.

With all this speculation, I can't wait to see a render!  Fingers crossed for just one tower.

I wouldn't be shocked if we see close to 1,500 SF to 2,000 SF for the 3-bedrooms. The Harlowe over on Division tops out at 2-bedrooms, but those range from 1,120 SF up to 1,490 SF. When adding a third bedroom we are talking about adding not just a bedroom, but also a bathroom and closet, not to mention the circulation (which is hopefully very efficient) to get to all bedrooms. 

That being said the Randee Rogers Project (MDHA) ranging from 1,230 SF to 1,250 SF, so depending on how "luxury" this new tower would be would prolly dictate going larger. 

Additionally, depending on the efficiency of the residential tower, they could minimize the circulation in order to maximize the residential portion. The image below is from Humphrey and Partners (common architect here in town based out of TX) and it would minimize the residential tower footprint. I could envision a larger plate for the office space and then minimizing for residential.

That may be the case depending on who the office tenant is. I think I know who the tenant is affiliated with if they do in fact have a tenant which I think they do.

If that tenant has older workers with families, then these could be custom built for them.

Looking at the size of that site, if they are planning what has been mentioned. I still believe that’s going to be one hell of a GRAND building!! They are know for exceptional design and execution . Going to be interesting to see what unfolds, hopefully we don’t get let down.

I wonder how much the Grand Prix will impact the logistics of this site. My guess is the little off shoot of 1st Ave used by the racetrack would be closed down during construction (for this project and the previously announced RMH House), which would change the racetrack configuration or make the construction a bit more logistical.

If this site were to get a very tall building of some (hopefully MUCH) distinctive design, it would become the new ICONIC photo angle that the ATT tower has been for the past 25 years. I'd guess it would be shot from RMH.

Really hoping they go at least 600ft.  Would provide a nice stepdown (or ramp up) point for the Cumulus and 2nd & Peabody projects to the south (when viewing the skyline from the east).

I'm wondering the same thing because we've got this listed as about 680 ft and 49 stories and at one point it was being discussed as being very likely!

I’m not too concerned about height. I just care about things being well-done architecturally, which I imagine this will be.
