I have adapted this link for the previous ONE KVB Tower for the new development on the 1.4 acre site: Ritz Carlton Towers (42 and 42 stories,  240 rooms, 150 condos, 185 apts,),  560 capacity garage.  Renderings, more info begin on page 14 of this thread.



Here is all the info on the previous plan for the site:

Mainland Companies will finally get rolling on their 1.3 acre site in SoBro for a 30 story, 475,000 sq. ft. office building that will include 25,000 sq. ft. of retail space, and 1,200 space parking garage. The triangular lot sits on the SE corner of the Music City Center Roundabout where Korean Veterans Blvd. and Lafayette Street intersect. They purchased the land for $9.4 million over several transactions in the last three years. Cost will probably be in the $200 million range.  Initial renderings on Page 3 of this thread.

Mainland has retained the Chicago office of architect Skidmore Owings & Merrill. The Nashville real estate brokerage firm Avison Young will oversee marketing and leasing.

I have nothing to add of value, just stating that I'm sitting here with a grin on my face thinking about what that area looked like just 5-10 years ago and now we are talking about a 30 story bldg right at the round about.
Nashville is insane in the best way right now.

Great news!  And with the shape of the lot, it is more or less assured NOT to be a box!  Hooray!!  

Random question...is anything being done with that little 7th Ave. nub or is it disappearing with the construction of this tower?

I'd expect the nub to be removed as its below the grade of KVB and even the roundabout.  Too bad such a nice building has to overlook a bunch of painted telephone poles. 

Regarding the design, I'd expect Mainland to direct much of the design, and it may actually go taller than 30 stories. Current zoning allows that many floors.  I don't know that for a fact, but the article did mention height/size is subject to change.  If they land a big anchor, then they may request a variance to go taller.  Of course, we'll know soon. Big backers and low office vacancy portend really good things regardless.

Well, remember one of our very own owns the property on that nub.  and he has said at a meet that the city cant remove the street because his site must have access.

It's almost hard to imagine that that nub (or stub) is a vestige of what used to be decent corridor for negotiating from Charlotte to LaFayette, not that many years ago.  It was the road less traveled, and it would beat ever other parallel north-south path on that side of the CBD.

I always wondered why that whole area (between 8th ave s and KVB) is just full of 1 story paintshops, hardware stores, etc. Glad to see something substantial being put up there

Don't think that you were raised in Nashville, or that you may have been present long enough, but the entire SoBro from Broadway to the railroad and the city cemetery had been light-to-moderately industrial and commercial, except for a few churches, and those larger structures along the south side of Broadway.  The Greyhound station which had been at 8th and Demonbreun, was the then-"new" station built sometime during the early 1970s, after the previous one was razed, along with the Trailways station on 6th Ave., to make room for the eventual Stouffer Hotel (now the Renaissance) and the Convention Center.

It's really been only since the 1990s that any of that began to get dramatically changed, with the advent of the Hilton Nashville Downtown, the CMHoF&M, and the arena.  Most of that area had been machine and welding shops, electric-motor repair specialists, and industrial suppliers to both wholesale and retail.  It had catered to a large extent to the automotive-support industry, which had surged following WW-II.  Until the early 1990s, one could get almost anything done in terms of specialty services on items which these days would simply be tossed out.

I hope the structure addresses the roundabout with a concave curved face the way the MCC does.  Same goes for future developments of the Methodist lot to the right, and the Premier lot to the lower right.  Looking SE from Westin Hotel with Lafayette fading into the distance:

Maybe since the lot is rather small, they will be allowed to go much higher than the current zoning. Whatever they build, I hope it is a huge distraction from the Westin.

I was actually talking about the art in the middle of the shot. Looks like some good ole boys messed up trying to build a giant tee pee.

 

i hate that art and the more that is built around it, the worse it will look.

"...  unlike anything in the current Nashville skyline " except like the rest of the skyline it would conform to the flat top 30~31 story canon. I don't get why these developers don't do something really different for Nashville, like build a 34 story building. You would think it would be good for marketing. Like imagine this: "Our offices are on the 33rd and 34th floors".

The big issue here is that many on the board want a new tall boy, but as long as these 25 to 30 stories buildings are being built (office that is), then we will not get a tall- boy high-rise unless we get a major, and I mean a major HQ relocation.

Even with land prices at a all time high in Nashville, there are so many parcels left to build on, its not even funny. Just look at the River North development...110 acres, a number of large parcels in SoBro, a few parcels in the CBD, West End, Midtown, etc......Lot of land to build on.
