Slightly off topic, but how screwed is Encore between SoBro Apts and Bridgestone HQ?

Are most residents going to have mostly obstructed views soon? Their pool seems like it will see little sunlight.

Pretty screwed.  See the below article from last month.

http://www.bizjournals.com/nashville/blog/real-estate/2015/03/new-skyscrapers-make-encore-condo-owners-feel.html

As the article states, there are tradeoffs for losing your view....and of course they had to make the Atlanta comparison lol.

These things do tend to happen in urban environments.  If the residents of Encore thought they'd be the only highrise building around for the foreseeable future, they were fooling themselves.  Still though, the potential view is only one of many benefits to living there.

The silver lining, I think, for the Encore owners who bought for the views is that what they might lose in property value from blocking developments will surely be made up by the attractions those developments bring to the area.

I think you're right about that..  with the new development going in on Rosa Parks across from the Farmers' Market, we're disappointed to be losing the view of the market and the Bicentennial Mall beyond (in fact, we're afraid we're going to feel closed in)...  but we are looking forward to a bump in the property values, so we're certainly not complaining!

I take it that you might be on Ireland, where that hill crests.  That indeed is (was) a fun view, whenever I'd drive up the hill, even though I always had to stop the car and look back (on the one-way).

That's right - we're at the top of the hill - great views...  been there since day one 11 years ago..  It's tucked away there so that you have to know how to get there in order to go through. Thanks for going the right direction on that one way, by the way!

Great ! This one seems to be taking forever to rise

I had a chance to walk around the SoBro site this weekend.    Looks like there was some serious structural engineering involved to design lateral support for the excavated outer walls.    I don't know if this was part of the original design or if it had to be improvised once they reached the final hole depth.   The massive steel support structures are impressive and are visible at the current level of construction.

Would be nice to see that thing before it gets too far underway, to still be able to appreciate it in that exposed stage.  I work too far away (at 6th and Charlotte) to able to walk over there and back during my lunch, although I could maybe box my lunch for hiding out in the back of the Green Bus (Blue Circ), as I have done in the distant past, using a FedEx shipping box as a disguise.  I then could de-board at a 3rd and Demonbreun, catch a view (maybe), and then catch the same bus on the return at 4th and Broad.

I haven't even been near that site lately, and with barriers in place, I might fair a better view by just riding the high-seat in the back of the bus as it runs on past.  Does sound worth seeing, though.

Still no rendering on site while the Eakin Tower, The Westin, The Church Street Garage, and The Bridgestone all have renderings posted on site. The website has not been updated since November 2011 either. 4 years and no website update.

Wonder why Tony no longer places renderings on site? You would think he would want to make the general public aware of what is being built.

Why don't you email him and ask him. He was at the MDHA meeting this morning when you called.

WW said they exchanged an email and he is working on it. With the new sign rendering ordinance if you can call it that, WW said Tony was grandfathered in and does not have to post a rendering. I guess with him doing so much, this is the least of his concerns since he does not have to post one under the ordinance.

I bet 505 will have a sign.

It's a pump system to keep the hole from filling up. It runs pretty much 24/7.

I assume it will be coming out soon as construction catches up to that level, but it does beg the question of what permanent systems will be in place to keep the sub grade levels dry.
