Agreed.

If that's all it's going to be is solid white with no dark trim color to break it up, it's going to look like a coat of primer. 

Not to mention how dirty looking it will likely become.

Saying that they were told in December 2022 that there would be no need for a Change of Use if they stayed within set square footage on the bottom floor of the building and that they have records of their dealings with the City that supports their claim

  • Did they show these records in support of their claim to Bungalower?
  • Were they able to be verified as not manipulated? (eg presumably emails with mail headers)
  • Assuming both of those are true, reach back out to the city for comment

Facade re-doo on North Magnolia a block south of the bus turn-around. 

There was a mediterranean restaurant there for a bit that I used to walk to and get wraps and kebabs several years ago. 

 

I don't know if I like the final result. 

It's weird, architecturally, but the functional cable supports are interesting. 

 

The businesses there don't really need or use a balcony, so it is odd, but well done? 

 

Hopefully stretching for the future.

It's just really weird. Nobody is going to use those balconies there. 

That is like a New Orleans Bourbon Street or Tampa Ybor City type design for not even in the same neighborhood and definitely not in the right use or capability. 

This building should have been in Tampa.

I don't mind the general concept, i.e. the balconies, I just don't much care for the style of the balusters and of course, the white paint job.

Replacing the balusters with something a little narrower and less ornate looking, and painting them a dark(er) color would be a vast improvement IMHO.

The balconies serve several purposes, outdoor seating for tenants upstairs while also serving as an awning for pedestrians below. Another bonus is that anyone seated on the balconies above equals more eyes on the street for added security.

Can't speak to how often the balconies will be used - maybe the tenants upstairs will use them during lunch breaks.

Might not be as aesthetically pleasing as some higher end renovations, but it looks a lot better than some nearby properties that have been sitting untouched and neglected for years.

Looks more inviting for pedestrians than the before pic IMO.

A huge improvement, but also uglier than necessary. And not even from cheaping out, just being done in poor taste. Agree with @prahabohemethat Streamline Moderne would have been apropos and easy.

so, one of those trees across Publix on Lake Ave was busted up.  thought it was b/c of a storm.  well, just a couple hundred feet from there the Waverly bay door fronting Lake had graffiti on it and a worker was trying to remove it.  maybe vandalism.  I know vandals did a lot of damage on Michigan Ave over the weekend in Chicago.
