That's a huge amount for that property. Looking at their portfolio, it's the same standard crap you find everywhere these days...  https://www.proffittdixon.com/#about

Oddly, a lot of storage buildings. I can see how that would be a good strategy in fast-growing cities.

Looks like it’ll be a 4-6 story long boy

Afraid that’ll be the case but it is very much a low rise neighborhood. Hoping no more storage buildings.

Yes pleaseee no more storage buildings. Hopefully the proximity to the baseball stadium, river, and greenway will encourage them to do something worthwhile at the least.

I bet at least one of the structures will be in the 9-10 story range.  They've got to go as big as they can (in North Capitol) to maximize that big investment.  Wouldn't be surprised if they shoot for well over 400 units.

There are more smaller surface lots surely, but it is time IMO to fill in the blanks and rid the core of the surface parking  and the underutilized sites right by all the elegant new construction happenings.  What do y'all think?

Can't wait until all the different areas of the general downtown area are connected into one beautiful dense downtown area!

AJ Capital Partners has now been identified as the $24.5 million buyer of 200 Broadway (the former Cotten Eyed Joe building, circa 1900).  They have landed a $34.5 million loan that covers the purchase price as well as renovations including rooftop and storefront alterations. AJ Capital is the developer behind the May Hosiery, Nashville Warehouse Company, and Merritt Mansion mixed-use projects in WeHo. This is their first downtown endeavor.

Curious, if the members of this board were the owners of this property, what would you have put in?  Obviously another bar is the "easy answer".  But this is a prime location and could be something very unique.  Other than axe-throwing... pinball... bowling... I am not sure what else could/should go here.  Maybe a multi-floor complex with one floor being a "social media" floor with props and stuff?  (I know, but that's gaining popularity)  If it were family oriented, what could it be?

Not sure if it’s the right size, but there’s a recent trend of high-end indoor mini golf. You could use a floor for that. It could have a bar, food, etc.

PuttShack is one of the tenants in the Gibson Residences building being built along the Church Street viaduct.

Recess will be the name of the live entertainment component of the Heaven's Door Distillery, to be located on .75 acre at 625 4th Ave. South.  Originally a boutique hotel was being planned, but Covid changed that idea. Surrounded by 3 to 5 stories of shipping containers (about 60' tall at highest point), the event space will have a capacity of 2,000 people.  Patrons will be able to sit inside the containers which will have openings facing the central courtyard that will serve as cabanas and terraces. There will be multiple food and drink options from local operators, and a stage in the courtyard for live performances.  Cost will be at least $7 million.

Tuck-Hinton Architecture is handling the design. They and developer Bushala's Atomic Hospitality will go before Metro Planning Commission on Thur. Nov. 4th to request modifications to the downtown code for this locale.

Oh, please, no. That is ghastly hideous. I wouldn't wish that on East Saint Louis.
