The future space for Stirr Restaurant at 127 3rd Ave. South has been granted a $3.58 million permit for build-out. Powell Architects is handling the design.

The townhome project long-slated for the vacant 1.18 acre lot at 1825-1835 3rd Ave. North is finally going to get underway this summer.  It will feature several 3 story buildings and 21 units. TAB Homebuilders is the developer, Hart-Love Builders is the general contractor, and Quirk Designs is the architect.  A Feb. 25th Metro Planning Commission meeting is slated for approval.

Knox at MetroCenter (eleven 2 to 4 story structures, 300 units) is starting to take leases as construction wraps-up in the next several months.

The State of Tennessee will be selling the 5.83 acre site that had housed the Dept. of Children's Services and Social Services at 900 and 100 2nd Ave. North via sealed bid. The nondescript/non-historical 1 story brick structures that are there were heavily damaged in the March, 2020 tornado. The sites are zoned for various commercial uses.  This is another substantial piece that could come in play for a developer to continue with the urbanization of the area around First Horizon Ballpark.

More info on 701 8th Ave. South (6,900 sq. ft. building on .32 acre) being up for a new lease or even sale by owner Eddie Kirkland now that Jackalope Brewing has consolidated all of its operations to their WeHo location.. Price for lease or sale have not been disclosed to the public. Manuel Zeitlin Architects have drawn up some ideas of what an update of the building could look like with up to 2 retail/restaurant slots.

1414 3rd Ave. North (7 stories, 85 condos, ground level retail/restaurant space on .95 acre) has released a rendering.  The project will also include internal parking, lounges, a fitness center, and rooftop pool.  Cottingham Capital/Front Four Capital are the co-developers, and Smith Gee is the architect. Cost will be above $50 million.
