21C Museum hotel has been under innovations for at least 6 months. The interior demolition is finished, now the real work begins looking for structural problems etc.

Is 21C the one where they are adding the back glass façade that will rise on the end facing Printers alley?

No, that is the Noel Hotel you are thinking off where they will add 12 stories. The 21C is 222 Second Avenue north spanning 2nd and 3rd only a few doors down from Washington Square.

Walking around downtown this weekend I was reminded how much money is pouring into the entertainment district. Two streets, Lower Broadway and 2nd ave. have close to 1 billion dollars in new and rehab investment coming. 2 office buildings, 6 honky tonks, 3 boutique hotels, 2 apartment towers, tons of retail, and a museum.

Has this started?     I walk by there all the time, including just yesterday and have seen no signs of activity.

Seriously, there are only a few places in Nashville you can have adult themed businesses due to zoning. A lot of the zoning excludes that type of business. 

A new usage for the fairgrounds site perhaps?  Red Light District?

Caden builds some beautiful projects, but his have been much smaller than Hensler's, whose Adelicia is an attractive building (at least it's not a box).  Hopefully, they will join up with the best of their experience to put together one hell of a project at that location.  Since these would be condos, they'll probably not be a new tallest... but we can hope. Still would like to see someone put up a new tallest office at that site because Class A has very low vacancy in downtown and midtown.  Eakin is too cautious for something of that size. Whatever happens, it appears that it will happen sooner than later.

The projections were that 1212 would be sold out by the end of last year, but they are at around 75% from what I have heard. How many folks want to buy at a price of 700 k to 1 million plus.

The market may change in 18 months when he needs to get financing. They would come on line late 2019 best case senario. I  guess we will see. 

I think the site is zoned for up to 24 stories.
