You are correct sir, my apologies. Still, I thought we had gotten beyond this...

 

I understand the desire for upscale, "world-class" hotel projects.  However, any major city has hotels at all manner of price points - and if we want to continue our growth in tourism we need those tourists to be able to afford to stay here, in the downtown core, not at the city's periphery.  Fall football weekends easily see $700+/night rates at the Omni, which not everyone can afford.  In a city where the Gulch Fairfield Inn commands an ADR of $175+, this Holiday Inn will easily top $200/night on a regular basis.

 

This looks to be a well-designed, relatively tall, streetscape-friendly addition to SoBro on what was previously a surface parking lot.  That's a win.    

 

Let's not forget we have a JW Marriott and an Ace Hotel headed our way in the near future as well.  Are they the Ritz?  No, but we're getting there.

As most of you likely know, this is a conceptual rendering. We will hopefully get a more detailed image eventually. The architect (Memphis-based Bounds and Gillespie) designed the Homewood Suites by Hilton located on West End Avenue across from Carmichael Towers on the VU campus. That is a very nice hotel building.

Does this building front KVB, is the building image facing the Peabody and 4th corner? I am thinking the city is interested in removing the dog leg intersection there that would effect the property just purchased across Peabody more than this one, but am hopeful Peabody will remain a more pedestrian oriented street.

This new Holiday Inn is on the SW corner of Peabody and 4th.  It will not front KVB.  The lot to the north that borders KVB between 4th and 5th (directly across from the Omni) is slated for the 14 story Marriott Residence Inn and 12 story Spring Hill Suites--which are in limbo at this point.

Does this building front KVB, is the building image facing the Peabody and 4th corner? I am thinking the city is interested in removing the dog leg intersection there that would effect the property just purchased across Peabody more than this one, but am hopeful Peabody will remain a more pedestrian oriented street.

Here's the thing, the hotels listed above don't even add up to what, 2-2,500 rooms? Events like CMA Fest and the exploding NYE scene need more reasonably priced rooms, even when their rates rise during these events, or else you risk marginalizing the very tourist demographic that flocks here in droves still versus the convention crowd and higher end crowd that is slowly growing. If you can justify some of these certain flags going all out for breakthrough design and have the ability to justify the budget for the materials, then that'd be great. However, that'll never happen, or at least for 5+ years from now.

Thought it was on the NW corner of 4th/Peabody.    Not extending all the way to KVB.

The JW Marriott, Thompson, and Westin hotels will all be 4-star-plus, full-service hotels--with nearly 1500 rooms between them. The great cities like NYC et al appeal to so many people because there is a place for everyone, from a run-down hostel to The Plaza--and even the World's Tallest Holiday Inn: http://www.gkapc.com/tallest-holiday-inn/

We need all kinds of hotels within the downtown loop.  We're also getting the Westin, the JWM, Thompson...and don't forget we're one of only 3 cities (with Chicago and NYC) getting a Virgin Hotel (so far).  I do agree we could probably use at least one more full service hotel downtown, even with Westin and JWM coming on board.

MDHA committee defers vote on Holiday Inn planned for SoBro

 

Well that was quick.

 

From Article:

 

According to MDHA spokeswoman Jamie Berry, the committee expressed concerns about the proposed building’s 14-story height and accompanying sidewalk width.

Current zoning for the .57-acre site allows for a structure of eight stories, plus two bonus floors if certain design and environmental elements are included.

No future design review committee date for Pinnacle was scheduled.

 

Do Developers not research zoning laws before they propose a project, or do they just think they might get away with it?

Most of these restrictions are silly and unnecessary. When is MDHA going to let the free market work?

Surely the zoning on height will change in that area.  There will be more and more developers wanting to build taller structures south of KVB.  

Maybe someday MDHA will let the free market work. It may be time to eliminate MDHA all together and get them out of the private sector. If Holiday Inn wanted to build 100 stories, they should let them.

Relatedly, the committee has asked for some minor modifications to the plan, according to Jamie Berry, MDHA spokeswoman.

The project would involve the parcel that sits at the southwest corner of the intersection of Demonbreun Street and Eighth Avenue South. The property sits within the MDHA Art Center redevelopment district and, as such, requires committee approval related to exterior design.

 

How many redevelopment districts are there? Seems like the whole city is in a "redevelopment district" that needs MDHA approval.

 

Let the planning dept do their job.
