Directly across the street from the new Convention Center/Arena in Clarksville, a $50 million  4 acre mixed-use project is being planned to be called Riverview.   The current space is primarily a large surface parking lot.

It involve a full renovation of the outdated Riverview Inn (yielding a 145-room “upscale full-service national hotel brand”); buildings housing 45,000 square feet of retail and restaurant space, and centered around an outdoor green space; and a proposed 700-plus space parking garage.

The project is expected to yield 200 new jobs with a local sales-tax revenue potential of more than $500,000 annually.

The retail portion of the project will offer both two-story and single-story buildings and include rooftop and patio seating options and spaces. It is been designed to complement the MPEC, the nearby Downtown Commons and the city’s historical structures.

That's a nice little project, but too bad they can't wrap that parking garage with residential. But I guess the area is too compact.

One of the best looking towns in all of the South Franklin shines.  I love this little town and the new Harpeth Square project is nearing completion.   Photos this morning of the one of the prettiest towns in Dixie.  short brisk walk this morning.    No wonder Williamson County is so popular.

Last 2 photos were at a big construction site at Liberty  and Carothers never saw what was going in there but it is a lot of site development work going on.

Did you check out Leiper's Fork while in WilCo?  That's arguably the real gem of Williamson County...even though I agree...Franklin is really cool.

No but next visit I will check it out.  I also saw this castle like building on a hill on I-840 what is that heading from 65 towards 24?  a house or something else.

That's a castle some dude built about 30 years ago and now is the site of the Middle Tennessee Renaissance festival.

Thing is...it may seem "way out there"...but that entire exit (Goose Creek / Peytonsville Rd) will eventually be as busy as the Cool Springs area.  All the way from Nashville to Saturn Parkway will be filled up in the next 20 years.

There are several multi-story office buildings and a Hampton hotel on the opposite side of the interstate in the Berry Farms development, including Publix and a lot of residential. They're just getting going on the east side of I-65 and Dave Ramsey recently announced building #2

Also, Mars Innovation Center is just down the road off 840. And, of course, just down from there is Spring Hill which has the GM plant...and then Columbia with the Farm Bureau HQ...

This is Castle Gwynn (White Castle) the home of Nashville photographer Mike Freeman and the crown jewel of the Tennessee Renaissance Faire.  It is based on a Welsh castle, Castle Coch (Red Castle) in Cardiff, Wales (first two photos).   I have been involved in helping Michael build fulfill his vision since the first tower was started in 1980; it is five stories high and the first-floor kitchen is the crowning glory.  It took Master mason Kenneth Canady two years and 14,000 bricks to make the 60 arches that are in the kitchen on the first floor of this tower.   Work on the second tower began in 1985.  I am very pleased to have made the architectural documents for the center masonry gateway between the two towers and provide the sketch for the distinctive grand stair up to it.  It was a challenge to design as the pitch of the tall roof element  is 12 in 2.  All of the roof, including the magnificent "dunce caps" of the main tower are heavy gauge copper.  Like its European counterparts, Castle Gwynn is built to last for centuries.  One of the most interesting details was designing a working timber portcullis for the entrance arch.   Castle Gwynn is sited on the Freeman estate and commands spectacular views towards Murfreesboro; in fact in all directions.   It was a great pleasure working with Michael for so many years and watching the castle grow more impressive year after year.   I also designed the small timbered gatehouse  which served initially as the ticketing facility for the annual Renaissance Faire as you approach the castle grounds.  I have fond memories participating both with early SCA involvement and as a vendor in the Faire.   It is prominently noticeable from the interstate highway I-840, which created a high cliff cut within yards of the castle  after annexing several acres of the property, which required that the  Faire be relocated to the new site across the road in front of the castle.   The Faire activities , including armored jousts takes place there , but Castle Gwynn is is open for the faire visitors to tour.  If you have never been, plan on it next Spring!

One of the most exciting developments currently is a massive addition to the castle of a great hall with new towers that nearly doubles the size of the castle.  You can see the roof of this new addition above the trees in the last photo.

This project could usher in a redevelopment of Second street and Riverside drive (which used to be the busiest intersection in the state)  .  I can imagine many possibilities for the nearby Two Rivers Mall too.

35 acres of the Ovation site near Cool Springs is back on the market from Stan Thomas.   He will retain 43 additional acres of the overall 150 acre development.  No word on what the asking price will be.
