So The status of 1001 Church St was listed as “under construction” on Wikipedia just a couple weeks ago.  Now the status is  “proposed” .    It sounds to me like they’re doing the garage and the tower is on hold?

I moved it and Circle South back because no permits have been pulled for them.

So what’s your gut on this?  Building a garage and stopping is going to look gapped right there.

My thoughts are SWVP has too much invested in making that entire project work and that includes 1001.  I think it happens.  My personal hope is that it remains at the reported dimensions.

I’m with you on that, my friend. Believe there’s to much at stake with having a “ complete “ project. All those buildings play off of each other, in some ways they have to be together, all interconnected. As I mentioned before, if Amazon doesn’t want or need the space, someone will.

Given the timeline for the completion of a building that size, I'd be very surprised to see any interruption in its construction.  I don't know a lot about the development business, but I'd bet the builder wants to get everything they can get built asap; I understand there's some level of commitment for Amazon to take space. Thus it looks as though the developer already has some/all of the loan they need to build this building. I don't see the developer pulling the cord on their own. Of course Amazon may be working behind the scenes, but we're looking at a buildout of 2+ years.  For them to pull the cord this early, I believe it'd be HUGE news, and they'd likely be already making announcements of "reorganizing" the Nashville (more likely corporate) operations.

It sounds to me like the pandemic and the new “work from home” trend could be contributing to a change of pace on 1001’s construction.  Since Amazon is apparently redesigning the interior of Amazon 2 to fit their new “normal”…I would imagine that HAS to have them also redesigning 1001, at least on the inside.  It may also mean that Amazon is not sure it needs 1001 (just speculation).  I don’t know how much “work from home” will change Amazon’s building sizes.

Just as a reminder... I do not believe Amazon even has a lease for 1001. They may have right of first refusal on other tenants, but I do not believe they have a lease for that tower at all.

I would think 1001 still gets built--at least for other tenants to sign on, if Amazon doesn't lease it yet. I would be surprised if they didn't lease any of the tower, considering the amount of workers they projected for Nashville back when they announced the move to the city, plus any additional employees/work units that could move to Nashville. 

Work from home has really shifted the commercial office mindset in general, bigtime. So the fact they are looking at this redesign now, is understandable, but I hope it doesn't squash this skyscraper's chances of being its 600-ish planned feet. :/

I definitely think it still gets built (and soon)…but it may not be for Amazon…or if it is, there could potentially be some kind of redesign.  But I’m with you…I want to 600 footer for sure.

The telework movement is trending slower.  Even with some tech companies.  In the DC area, companies are shifting to a combination in-office/telework schedule and flex schedule.  My company gave employees that option after teleworking two plus years due to the pandemic.  Very few were granted permission to telework full time.  The majority do an in-office 3 day, telework 2 day schedule.  Each employee had the option to choose which days they work in-office and telework.  They also allowed for a flex schedule where you can work longer days 4 days a week to get a Friday off every other week or every week.  If you went that route you can only telework one day a week with permission approved by your management and the next higher level of management.

I was a contractor with Amazon (non-retail side of Amazon)in 2013 and 2014 in Herndon, VA.  They were not big on telework.  A few people I know that still work there said the pandemic obviously changed that, but they are now pretty much working in-office with some telework/flex schedule options.  They don't appear to be scaling back any of the office plans in Arlington, VA either.  I suspect they may be deciding on workforce location more so than telework impacting office space.  Unless, they go with unassigned work spaces, which also hasn't trended very well.

I’ve seen that with my and my wife’s employers. Now we’re in the office 3+ days. 
 

One aspect of Amazon we should not overlook is their move into healthcare. They’re going to need lots of office space for what they’ve said they plan. Of course that’s assuming a good portion of that will be run from Nashville.
