There was an article in the NBJ yesterday and the vacancy rate in Nashville was Anywhere from 18.4% to 19.8% of local office space sits vacant, according to second-quarter market reports from the city’s largest brokerage firms. The figure marks both a year-over-year increase and the most vacant space since the pandemic.

It did go on to say a number of companies were subletting space too.

Another 2.82 million square feet of office space are currently under construction citywide, according to Cushman & Wakefield data.

That's stunning, but I tend to look at stats like that with more optimism than worry.  For example, timing is very important and we've seen several (many?) large corporations with high profiles looking for places to relocate their HQ or large divisions.  I see this as an opportunity for Nashville. 

For some time now, I've thought that a key division between the lower and upper ends of middle-tier cities was the amount of speculative office space under construction at any given time. On the lower end, you'll see the occasional (every 3-6 years) large offering of spec office and usually in several smaller buildings spread throughout their metro areas, and "tailored" to certain uses.  I'm probably not up to date on office trends, but in the early 2000s I recall that amount of office space was around 500k to 1.5m sf per year (mind you, this is speculative space).  That amount may have changed a bit over the past 20 years and especially after the pandemic, but for the sake of my point here let's say it's still around the same. The upper end of mid-tier cities were seeing more than twice that amount; anywhere from 2-4 million s.f. of speculative space per year.  Let's assume that's still the same for my point here, and it's clear to me that this metric alone speaks to the very point that Nashville has broken from the traditional pack it used to be in (L'ville, Memphis, J'ville, Raleigh, NOLA, and several others) and exists solidly in the next group of cities that are both large and on-the-rise.  I'd guess that's not revelatory to most here, but the steep increase in spec space (I believe) is a statement of confidence in the spinoff demand from the huge relocations from the past 3-4 years.  The amount of national developers investing in Nashville has increased by an astounding amount in that period.

Are the colors (red/blue/yellow etc.) of the cranes indicative of their particular type/function or just the random choices of the suppliers?  I'm sure the assembly of one is very specific (intricate) and relies on color and numbering or somesuch.

Never really thought she was much to look at, yet she holds the distinction of being the only hotel I've ever stayed in on it's opening weekend.  Glad I did because I couldn't afford it now!  Clearly the pandemic made the pricing right for me then.    Next visit to Nashville, I might have to sleep in my car!

I stayed here last October, on our visit to Nashville. I was so impressed with how incredibly posh and nice the hotel was. Granted, it is brand new, so that helps, but overall, what an experience. Fabulous hotel with a phenomenal rooftop bar! I'll stay again for sure.

AEG update: Both Luff cranes are up and operational along 9th Ave. North for construction of the underground garage. This makes 4 cranes operating right now.  A 5th should be up sometime soon for construction of the office tower/entertainment venue.
