 12th South seems to be allergic to multi-family housing.

Between the Historic and Conservation overlays, there are few opportunities for multi-unit housing in 12South. When developers have offered anything that looks like it, it also looks exactly like STRs which are pretty despised (and fought). No one offers to build condos. In the case of The Gilmore, currently under construction, they call them condos, but since most units look like hotel rooms with kitchenettes and no closets....I kinda doubt they are really "condos". 

The apartments above the BarTaco and Draper James buildings shifted to STR a while ago.

In the stretch between Wedgewood Ave. and Kirkwood Ave., there are actually  7 structures either recently built or currently u.c. that feature 304 units. If you go 1 block further to the north, there are another 192 in 2 developments.  And there are another 1,500 or so beds in various dorms for Belmont Univ. just off of 12 South within a block to the west.

I think Mark is spot on not to mention the neighborhood is pretty much dead set against anything large in nature as far as any large multifamily projects there. Try to build one and the neighborhood will show up in droves against you.

Both this one and the apartment project across the street look like they may start and get completely finished before the hotel project around the corner on 17th that feels like it is now in year 2... 🙄

I walk by this project daily, and it’s really moving quickly. That would be unlike The Gilmore, just up the street, which broke ground in the fall of 2020 and is still a deep hole with its lowest level just seeing its concrete floor poured last week. (Yes, it sat idle for more than a year)
