This project right behind the Blue Parrot as far as taking a long time to get done. This one was first announced in 2014 and took years to get out of the ground and has taken longer to get the steel up! I am still baffled as to why it is in the shape it is right now.

301 15th Ave. North (7 stories, 179 units, ground level retail, internal garage) is moving foreard with Q&Q Holdings as the developer.   They have filed documents filed with the Metro Codes Department for a utilities easement.

The group paid $5 million for the roughly 0.90 acres in October 2021, while also having landed a $4.02 million loan from InsBank.

Nashville-based Catalyst Design Group is handling land-planning and engineering duties.

Still no renderings fro the project.

I know, they seem to be finishing the top floor first?! Like what is even happening.

Without looking at the documents, these figures are quoting the MUI-A zoning regulations. The 7 stories in 105' is max height allowed up against the street, then there is a required 15' stepback, then the remaining building can go up to 15 stories in 150'.  Many times a structure in MUI-A ends up at 13 stories because it would hit the 150' mark before 15 floors.

The zoning heights very rarely correlate between stories and actual feet.
