1401 Church (47 stories/522'; 35, 30, and 7 stories, at least 1,150 residential units, 60,000 sq. ft. retail on 3 acres)

From what I can tell tower one will be around 372' and tower two will be 401' with the option of going to 35 stories and 431'. Tower 3 will be 45 stories and should be at least 500' and probably taller as the penthouse floors seem to be taller on these buildings. The actual schematics are not out for tower 3 yet and it is not exactly clear where the height of the building will be measured from. I didn't spend a lot of time on the plan. Maybe one of you guys that want to spend some time can do a better job.

I’m guessing it depends on the floor plates . If they average around 12 feet, then it could be in the 540ish foot area. If they are taller in the penthouse floors, then maybe taller. But then again they can go with 10 foot and we will be around 450ish total

I'm so surprised that they are starting with the tallest tower.  The only thing I can come up with is they must know that the first phase of the Reed District will start at that end of Broadway.

I’m definitely here for the height, but not that ugly thru street with the angled parking. And the design could definitely have more depth. The other towers of this project have a Vancouverism style, pedestrian scaled base, and the tower portions have arched windows, etc. But this tower has no flare or depth really. I know they have continued to refined this project so I’m hoping that is what they will do with this tower. But as is now it’s obviously still impressive!

The 47 story/522'  tower will include:

- 444 apartments
-34,000 sq. ft. of amenities (co-working space, outdoor pool, fitness spa, dog wash, media room)
- 13,500 sq. ft. of commercial space

IPB Properties will go before the Metro Planning Commission on Sept. 14 to seek final site plan approval.

Right! Such a prime spot right there. 

So much building activity will start to happen in the next few months and years in that immediate midtown region. 

Reminds me a lot of how Atlanta is developing a lot of their under-utilized or vacant lots, that are adjacent to I-75/I-85 running through midtown. The past decade has seen that area become dense with a good mix of high rise usage. 

Looks like Nashville is doing the same. Exciting to see!!

This is an exciting one to watch. 

Once this one, Reed and Beaman rise up, midtown will be another skyscraper canyon district in Nashville. Such good density all around.

Is this project still alive? I was under the understanding that Bosa cancelled their plans here. Please tell me I’m wrong, I’ll gladly take defeat and rejoice in the hopes that this is still possible.

You may be confusing the Roers Capital cancellations (4 towers immediately to the north on the other side of Church Street, as well as at 16th & MacGavock project) with this 3 tower project. 
 

The word is that Phase I of this (47 stories) should break ground relatively soon.

Mark, can you clear my confusion with this one.  I recall hearing that the 47 story tower was on tap first, just as you stated.   Yet the NNN writeup lists it as phase  two.

I'm confused too and I'm wondering if the 47 story building is actually the other project (Eleven N) at 200 11th Ave. N on the other side of Church across from the Asurion.  I think the tallest building at 1401 Church is 45 stories, not 47.  I could very well be mixed up though.

It is sometimes difficult to remember all the details about all the projects, but I would say that’s a good thing. We are fortunate that Nashville has so many projects in the works, that it’s mind boggling to remember what’s what.

The North Tower (26 floors/300'/325 residential units, 14,000 sq. ft. of retail) at the corner of Church St. and 14th Ave. North will be the first to get underway in June, after a delay where work was supposed to start on the complex last fall.
