All the stadiums that were built we more private money are surrounded by hundreds of acres of parking because it’s so lucrative to the teams. I think we can all agree we’d rather redevelop these parking lots, finally collect sales and real estate tax revenue, build affordable housing and parks, etc.. and have metro’s portion be mainly paid by hotel guests

I understand what you're saying and agree with it but with tens of thousands of people driving to the games they have to have a place to park and once again we find ourselves confronted with the difficulty of moving that many people all at one time.  It would take an extraordinary mass transit system to handle crowds like that and we don't even have a mediocre mass transit system, or even any plans for one!

Although the idea of all those parking spaces across the river, sounds like a good idea. We have to take in a few considerations , 1) on most days, it’s still hard to find a spot. There’s a lot of people downtown. 2) if you park in some of the larger garages, say 5th &Broad, MCC etc. that’s a decent walk to where the Stadium will be, some folks would have difficulty going that far. Plus what about inclement weather, one of the reasons to build a enclosed stadium. Defeats the purpose if your drenched to start with. 3) who suffers the most on game days or special events days , if all the parking across the river were to be taken by people attending such events. The businesses downtown whose patrons can’t find parking, so they can’t go to where they want, lost revenue. It’s going to have to be, that any potential development of the East Bank includes substantial amounts of structured parking.

Well said, and I’m not saying everyone just needs to walk. I think this situation will for Nashville and Nashvillians to utilize at least efficient bus transit in the beginning. RMR’s and River North’s developments will have parking too in addition to the 2,000 spaces in the stadium campus.

Those parking lots double as commuter parking on weekdays-that keeps thousands of cars from driving into the Central Business District and creating a worse problem than the one that already exists. If these lots are gone then the city would need to implement more park and ride lots in the neighborhoods and suburbs to take up the slack.

East Bank TIF likely next on the docket once the stadium is likely approved.

Remember the fanfare for approving the $37M Madison Station redevelopment TIF in early January? Metro Council approved it unanimously. The East Bank will be just as impactful! Madison Station  will provide "1,694 multi-family residential housing units, office, and retail space, public parks, greenways, and multimodal roads." Only around 10% of the units will be affordable, too....

The East Bank TIF was going to happen in either scenario (new stadium or renovation).

madison TIF was privately owned land, correct? We can get a lot more affordable housing (walking distance to downtown CBD!) since it will be metro owned land

Exactly! The developers doing ground leases on this public land will have to follow the east bank planning study which specifically mentions affordable housing.
