There are two massive residential projects underway in Marshall County which I assume is a result of periphreal growth from the battery plant and other growth in Springhill.    On US 431 adjacent to the elementry school is a 238 home project  on 58 acres and what is apparently a much larger project on the south side of  Hwy 50 where US 431 turns east.   IMO this is a result of land prices in Maury County increases from the influx of folks moving in and Marshall is beginning to get spillover now.  Maury is experiencing  a jump in commercial growth with medical related projects and a new Justice Center also.

Williamson County: Brentwood's Summit Hill $320 million project that was to feature a 171 room luxury Brian Paul Hotel, 600 seat venue, 13 condos, and 22 garden style homes at the SE corner of the I-65/Old Hickory Blvd. interchange is now dead.  The 24.7 acre site is now up for sale again by Advent Partners for an unlisted price.

Wilson County: Lebanon's Barton Village sees work begin on 2,000 homes, 350,000 sq. ft. of retail/commercial/office space on 350 acres off Barton's Creek Rd., 1/2 mile from I-40.

 Phase 1 includes 100 single-family homes that should be open for sales in early 2025, according to developer Mike Koch, managing partner of Suncrest. PulteGroup is the home builder. About 740 single-family homes with 1,200 additional residential units that will include a variety of multifamily units and townhomes are planned for the project.   

Initial work will also include Barton Village Boulevard, which should be completed and open for vehicle traffic by September 2024, Koch said. Barton Village Boulevard will be the gateway into Barton Village with plans to include a proposed roundabout at Barton Creek Road that will open up to the single-family portion of the community. 

About two miles of multi-purpose walking paths and more than 60 acres of open space are planned as part of the 350-acre site.

Wilson County:  Cumberland Oaks will be a 157 home subdivision on 166 acres off Bates Road, near the intersection with Chalford Place, and bordering the Cumberland River.  B&R Lebanon is the developer.

City of Clarksville is proposing a significant renovation to the existing Roxy Theatre. The Roxy is and has been a 'Regional' theater with professional actors and high budget productions. It has not, to my knowledge, had any traveling Broadway shows as Chattanooga does.

The article from Clarksville Now lists the actual theater sizes.

On the second floor are a large “prefunction hall,” offices, a conference room and four classrooms.

On the third floor, a 166-seat “black box” theatre with a thrust stage is planned. Also on the third floor is a second “prefunction hall” with a covered open-air rooftop patio.

Both theaters will have fly spaces for lowering and raising background drops and the main theater will have a rising orchestra pit. It should be a quality venue for a town the size of Clarksville.

Rutherford County: Construction has begun on a 56,000-square-foot charter school in Murfreesboro. Minnesota-based Ryan companies broke ground for Rutherford Collegiate Prep, Nashville-based Noble Education Initiative’s fifth charter school in the region.  Construction is expected to conclude by July 2024.

COLUMBIA, Tenn. (WZTV) — A six-story residential building with 4,000 square feet of commercial retail space is in the works for Muletown.

The Drake, which has already been approved by the City of Columbia, will be nestled on 2.78 acres one block east of the historic downtown square. The structure will go up at the corner of Woodland Street and East 7th Street.  Bristol Development Group plans to build 293 luxury apartments inside The Drake. Each unit will be equipped with balconies, quartz countertops, stainless steel appliances, and more. Residents will have access to a yoga studio, podcast studio, pet spa and urban dog park, pool, fitness center, co-working space that features locally sourced coffee, bike storage, and 24/7 package delivery. 

In addition to housing, The Drake will offer commercial space for bakeries, coffee and sandwich shops, and similar stores. “Since the neighboring Williamson County strictly regulates residential growth through substantial impact fees and increasingly restrictive zoning policies, it is inevitable that any new development would find its way into Maury County and the city of Columbia, in particular,” Bristol Development told FOX 17 News. Construction for The Drake is set to begin later this year or early 2024. It's estimated to take around 30 months to complete.

Sumner County: Gallatin's Simpson Strong-Tie today announced plans to invest $110 million to expand its Gallatin operations by locating a new facility on Airport Road. The expansion will bring 37 jobs to Sumner County and increase the company’s total number of local employees 250.

Williamson County:  The Heritage Foundation of Williamson County broke ground yesterday on Franklin Grove Estate & Gardens. Over the next two years, the former O’More College of Design property will be transformed into a sprawling community space dedicated to art, education, history, and nature.

Key features of Franklin Grove will include:

 Robert N. Moore Museum of Art

• The repurposed Perkins-Winstead Mansion will house an art museum featuring a rotating display of painting, photography, sculpture, artifact, and furniture exhibitions.

 Natural gardens

• Open green spaces, water displays, seasonal plant and flower exhibits, and formal gardens will span 3.5 acres.

 Lee-Buckner Rosenwald School

• Lee-Buckner Rosenwald School, the last remaining Rosenwald School in Williamson County, has relocated to Franklin Grove for preservation. Visitors will be able to look at artifacts and discover stories from former students.

The new features will join the Franklin Innovation Center, an incubator for local start-up businesses housed in the LeHew Mansion. Franklin Grove Estate & Gardens is expected to be fully complete by late 2025.

So do I.  I lived out on Bucker Road B.S. (before Saturn} when there were fewer than two dozen homes on the street.  It is the intersecting street at the bottom of the circled area.  Very happy to have moved further out.  I had a huge garden.  The house and garden were destroyed for the insane crappy subdivisions.  Now I have  a 50 acre slice of paradise.
