LOVE that this building is getting new  life. It is unique, but also a great way to get creative spaces like this within a park. If this building was to be demolished the likelihood of getting another building that could host such uses at this location would be slim to none. 

Folks on the EN Facebook  page have already begun their clamoring for parking to serve these uses. To a certain extent, I understand because there is no bus route servicing Shelby Bottoms. the closest bus route is the 4 and that only gets to Shelby Ave (4 blocks north and up the steep grade). We are partly there with having the cycle track across the street, but we need to find ways to get bus service down Davidson for this to succeed. In the short term, I would think they could provide a sidewalk path from the disc course just to the north and make the majority of the parking at the physical building as ADA parking. It is about 80' in elevation change, which could be a significant challenge though. 

An important note we should make is that no additional (or very minimal reconfiguring) surface parking should be built adjacent to the building. The only exception I would make to that statement would be to provide parallel parking spots along Davidson at the property frontage next to a new sidewalk. While the sidewalk may be a "sidewalk to nowhere" for the time being, I think Metro should connect this to the eventual development by CA South and their partners and then to the heart of Shelby Bottoms. I say Metro, because this is within the city park and Metro should be responsible for that. If the Friends of Shelby Bottoms could help that process by campaigning for sidewalk construction, that would be great, but they are doing a huge undertaking with this project.

The .9 acre site at 1506A Dickerson Pike (just south of the Dive Motel) has sold for $2.7 million, after selling just 2 years ago fro $1.65 million.

The new owners are Soltan Yafai and Rashid Muhsin.  The status of the coin laundry business and the new owners' plans for the property — which sits across Dickerson from Metro’s Uptown Flats apartment building and next to Schwab Elementary School — are uncertain.

A little nugget of trivia about that building. I have an aunt in her 80s who lives in Rome, GA, but grew up in Atlanta. She spent a summer at her best friend's who had just moved from Atlanta to Nashville at sometime in the early-mid 1950s. Her friend's family lived in a brand new house in Madison, just a few blocks from the place here. She relayed to me once that their favorite thing to do that summer was to ride bikes to Howard Johnson's for ice cream. She remembered in detail the route they took from her friend's house to HoJo. So I got out a map... and sure enough, discovered that's the building. You can still see a resemblance to those old HoJo restaurants (san cupola) from that era.

A quick update on the opening of Schulman's (neighborhood bar) at the corner of Porter Rd. and Greenwood Ave.. My GF and I went yesterday and loved it. Cool vibe, simple menu, not expensive (yay), and good. This small neighborhood node near my home has become quite the spot with Vinyl Tap, Café Roze, the ice cream shop, toy store/playground, and now Schulman's. This is how it's supposed to be, I reckon...

I actually went by a couple weeks ago on their opening weekend and was impressed as well. They were busier than expected (yay!) and were out of a couple beers, but had a nice variety where it wasn't an issue for me. Decent bar food as well. Both indoor and outdoor space is solid.

Lincoln Tech will relocate to a new campus in north Davidson County by early 2025, thus clearing the way for Southern Land to begin the large redevelopment of the 15 acre site at 1524 Gallatin Ave.

Crazy Gnome Brewery is opening a brewery and taproom in Inglewood at 1005 W. Kirkland Ave., allowing for a larger brew system. Last year, Crazy Gnome founder Grayson Miller was part of an LLC that purchased the 0.96-acre property for $2 million.

“It definitely represents our big future vision right now,” Miller told the Business Journal. “In the immediacy, it will be a taproom with a nice outdoor, dog-friendly patio. There will be an unannounced food component as well and there will be some private event rental space. It’s a pretty big undertaking. I’d say the thing we are most excited for about the space is the parking.”

The new facility, with around 80 seats in its taproom, will also allow Crazy Gnome to start offering its brews in cans.

Build-out costs are approximately $510,000, according to Metro permits. Jamie Warner of Paradym Studio is listed as the project's architect.

I'm sure it's been discussed before, but have there ever been plans/initiatives to redevelop this area east of downtown? If the Star could ever get the upgrades needed to add stations, I feel like this area would be ripe for development, especially with all the stuff already happening on Lebanon Pike to the west and east of here.

I had several conversation with former CM Syracuse about the Star and this area was always a hot button item. From a rail perspective, this area is one of our best - if not the best - opportunity to allow train based TOD. The area is bookended by property owned by Metro to either allow two stops (at either end) and/or a stop in the middle of the district. Three stops in the area may not work with diesel locomotives of the Star, but doing two for now and then getting land now in order to plan for a third station in the middle when (if really) the train is converted to a DMU/EMU setup should be the way forwards.

This area could really benefit from a Vision Plan/Master Plan similar to the Imagine East Bank Program. Some highlighted items could include:

• Highlight/Feature Browns Creek running north south. This provides great greenway access to the south.
• A new pedestrian bridge across the Cumberland (aligned with Browns Creek) that ties into Shelby Bottoms
• Visco Drive creates a vibrant, live/work district
• Activation opportunity along the Cumberland to partner with the development along the north shoreline. The topography along the north and south shores of the Cumberland in this stretch really lend itself to being active on both sides.
• Easy access to train and bus transit

A big challenge here would be the Colonial Pipeline as it crosses the river in the middle of the district and makes its way to the airport. Another challenge is the lack of Metro owned land. Metro Water owns a large tract at the eastern edge of the district, which could help spur a vision, but I don't think it would be the catalyst that the Metro owned land on the East Bank will be.

Two residential projects that were announced in the past year or so along Lebanon Pike appear to be getting underway, as both have been issued tree removal permits:

1) 1636 Lebanon Pike will be 4 stories with 48 units on 3.9 acres.

2) 1908 Lebanon Pike will be 3 stories with 49 townhomes on 4.9 acres.
