Did the Cobb’s own the building? I’m at a memory lost as to this deal, but if they were the owners and reaped in 6.45 million and did/let this happen then shame on them! I believe AJ Capital will do as they say, but this is a sad shame whoever is responsible.

The Cobbs leased the building for 18 years.  Even though Exit/In has been in existence for 5 decades, the Cobbs claim they own the rights to everything. They continually generated inaccurate press about AJ Capital's intentions, right up through the last concerts they staged in November.  The Cobbs' lease ran until Dec. 31st. When AJ Capital was able to finally get in to see the property on Jan. 2nd, this is what they found. Gutted, wiring sabotaged, other infrastructure ripped up.

Thanks Mark, for that insight. I definitely don’t know anyone involved and don’t want to point fingers without proof or merit, but it kinda “feels” like it’s a inside job. I’m not a native, been here only 16 years but I know of the importance of this establishment. It’s a sad situation all around, for the patrons and the history, as well as what has now transpired. Hope it all works out, and after all is said and done, the music and the memories live on!

Not related to the above discussion, but Jess Neely Dr next to the Vanderbilt stadiums is closing to cars (permanently) this week, as the next phase of the larger walkability/bikeability plan that I think was posted in the Sports Facilities thread awhile back.

The firm paid $6.45 million for the property, which also holds an adjoining bar previously called Hurry Back. They gained access and toured the building on the first business day of 2023.

"Upon entry, we were shocked and disheartened to find both buildings vandalized with significant damage including broken and/or missing fixtures, broken glass, and destroyed utilities and infrastructure," Tim Ryan of AJ Capital said in an emailed statement to The Tennessean.

Exposed pipes and piles of broken liquor bottles were the only things left where the venue's bar once stood. Soda guns hung limp from the wall, the ends of their hoses sawed off. Up the stairs and behind the stage there is a green room, where a floor-to-ceiling mirror is shattered.

Exit/In's outdoor mural is covered by streaks of red paint. Across a wood deck, Hurry Back's signage is also painted over. A broom laid askew on the deck Monday, a trail of red paint behind it.

Representatives from AJ Capital were notified Jan. 8 that the marquee in front of the venue displayed a new message: "Sorry Not Sorry." It is not clear who is responsible for the marquee or if the same person damaged the inside of the building.

Company officials said they will be assessing the monetary damages to the property and will decide on a legal course of action.

"Despite this awful and senseless act of vandalism and destruction, we remain committed to respectfully restoring the venue and faithfully stewarding it for the long haul," Ryan said in the emailed statement. "The Exit/In is Nashville’s Music Forum — her history, legacy and role in this community are nobody’s to own, hijack or destroy. And to that end, we look forward to making more lifelong memories with artists and fans in due time.”

Back to Exit/In, just wow whoever would do this.   Hard to tell, but it appears the large board behind the bar listing artists who played Exit/In over the last 4 decades was also removed (adding my photo from a show this past November).   That, for me, was part of what gave the place its iconic feel.

Dryden Architecture will relocate to 702 Melpark Drive in Berry Hill, expanding into a renovated 6,000 sq. ft. space. They started with 5 employees in a 2,000 sq. ft. space at 2520 White Ave., but now have grown to 20 on their team, and need more room.

Chestnut Flats is now the name of the affordable housing project underway at 101 Factory St. near Travecca Univ.  It will be 2-4 stories with 204 units. A couple new renderings have been released.

Something for people to trip over and sue the city. The curb cuts are for rainwater drainage. William as I were wondering if they were going to plant trees .

Yeah, they did the cuts originally. The short width members are what they added after the fact.
 

I wonder if it helps with water retention. Trees is a good idea too, more of a divider for their roots.

I saw them installing those the other day.   Right, they had already installed the soil and ornamental grasses and then came back and added the cross members.    My speculation is that the planters here are on a slope and it's to avoid water washing out the entire planter during a heavy downpour.   However, water entering through the curb cuts will now only go into one small section and can't be absorbed into the remainder of the planter.     Metro works in mysterious ways.

T3 Wedgwood Houston (6 stories, 200,000 sq. ft. office space, internal garage, timber frame construction) will have Universal Music Group as their first tenant when the structure is opened later this year.  They will be relocating  from their current 38,000 sq. ft. leased space in the 222 2nd Ave. South tower. It is not yet known exactly how much space they will have in T3.

Universal Music Group comprises four labels: Capitol Records Nashville, EMI Records Nashville, MCA Nashville and Mercury Nashville, according to its website. It represents artists like Carrie Underwood, Chris Stapleton, Eric Church, George Strait and Kacey Musgraves.

These should essentially work like check dams that will help reduce the velocity of the water in the drainage swales. Rather than having the water enter the swale and immediately flow to the end, they'll pond up in little pools where it's more likely to be absorbed by the soil and greatly reduces the chance of erosion. Seattle is the first place that came to mind that does this pretty frequently with their road design.
