Doing a little digging this morning, and found some additional information via the community plan amendment. EOA is the Architect. Looking at the site plan and the building sections, the 8 story (or 118' maximum)  portion will be limited to the "donut" portion of the building at the corner of Benton and Bransford. The 6 stories will be 90' maximum. it appears there will be 3 levels of parking that will be completely screened by tall retail component (I approximate about 27 floor-to-floor height). Parking for the development will meet the UZO parking requirements (presumably the new maximums, but unclear). This would leave about 12'-6" F-t-F height for the multi-family units on the 5 levels above the parking, this could possibly create 10'- ceilings within the units nicely. Additionally, there will be a nice pedestrian, 55'-0* wide plaza/connector to Geodis at the center of the development. The plaza will go over the parking structure  and then utilize a stairway to get people down to the street level. According to the project narrative the parking structure is designed to provide parking to the sports venues and Fairgrounds as well as the development. The project will also include dedicated bike lanes for Bransford Ave and a new WeGo bus stop at the corner of Benton and Bransford!! Unfortunately, Bransford will have a continuious turn lane integrated into it as well. Owner-Occupied and Non-Owner Occupied STRs will also be prohibited within the development. Vinyl Siding and untreated Wood will not be permitted, but structural stucco (never heard of stucco being referred to as structural) will be permitted.

915 12th Ave. North will be the location of 24 townhomes (12 on each side of Ireland St.) by Ireland Street Partners LLC.  The group paid $2.9 million for the cumulative 1.07 acres for the sites. No renderings yet. 

Builder Assist LLC is assisting the ownership with the permitting process. Franklin-based M2 Group is handling land planning and engineering. It is unclear if a general contractor and architect have been finalized.

The LLC is seeking a special exception to Metro’s setback rules and will appear before the Board of Zoning Appeals on April 6.

Someone at MDHA needs to get "Envision Vine Hill" as the next big MDHA project when they start wrapping up at Cayce... this is a great place for Metro to build up incremental density with some market-rate cross-subsidization

Vine Hill should absolutely be on the list. But I think Napier-Sudekom should be the next big one as that will bring a lot of life to the Lafayette/Murfreesboro Pike area. The zoning is already in place for N-S according a CM, but it just needs to take its next step. That being said, the Envision programs do take quite awhile to plan and fund so I would hope that chunk is on the list. I would like to see Metro engage in a P3 (Private-Public-Partnership) with a private entity who could go through an iterative planning process and produce a multi-phase redevelopment. Boston Housing Authority recently did this with a couple of their communities to be redeveloped and the the prospective developers had to bid to be the ones to do the work. It increased affordable units and also brought in mixed income. Metro would have the extra hurdle of trying to figure out how the affordable housing would get rebuilt due to the State's manipulation of Metro's ability to conduct business, but I see it as very doable. 

I want to see places in Nashville like this.....

I think that there is a push back on commercial space as you get into the residential parts of the neighborhood.  You also start needing separate parking for retail, which can add to construction costs.

^^^To me the Odessey location on that corner with that view should be a high quality old world architecture that one would find in Paris.  A cafe with outdoor seating as well.  Every tour bus in Nashville comes to a complete stop at that spot.  That's  one of the best views in Nashville!

Agreed, I used to live by there and it was bizarre to me that I had to walk to West End Ave or I suppose One City for food/retail. Makes no sense with the existing density, even a corner convenience store would be huge and get a lot of business from all the apartment buildings and people visiting Centennial Park. Glad that Odyssey/Athena will be adding a pretty solid block of ground level retail along 31st. The area east of 31st towards Centennial Park has a mix of stuff (food, hair salon, offices, diet program?) but there's nothing west of 31st aside from Maggiano's. One City would be pretty accessible if they actually filled the sidewalk gap, this always seemed bizarre to me since it's along the park on both sides so no disruption to anyone's private property to build a sidewalk.

The 12 South Tabernacle Church project is now being called Ashwood 12 South. The barriers and fencing have been moved out over the sidewalks. Tree removal and grading /excavation will start this week.  Next, they plan to mobilize drill and earth moving equipment, and blasting will begin in early to mid April.

Congrats to our very own Bos2Nash for his work in designing this handsome project.
