This is on an 810-acre site and not on the old state prison site I do not think. The state owns a lot of land on Cockrill Bend and the prison site is still for sale, I think. It is also only 117 acres or so.

4301 Harding Pike will be a 6 story structure that will house a 56,300 sq. foot Kroger grocery store on the ground level, with 5 stories of 236 residential units above, and an internal garage on a 3.97 acre site that was formerly home to Harris Teeter Grocery and once was the historic Belle Meade Theater (the rendeirng appears to incorporate some of the former theater entrance and iconic signage). The project is being co-developed by Bradford Allen and Southeastern Development Assoc. DCS Design is the architect; Ragan Smith will oversee civil engineering.  The Kroger will be a relocation from the Belle Meade Plaza, several blocks to the west, which is being redeveloped by AJ Capital.

I'm thrilled that they're including a decent amount of residential. Although it's only six stories, I'm sure this project will face a ton of SFH pushback a la Belle Meade Plaza. Here's a preview of what we'll hear:

• This will make traffic way worse!
• Not enough parking!
• Not enough above-ground parking!
• What about the historic theater?? [Which ceased theater operations 30+ years ago and was already partially demolished in 2006]
• This is inconsistent with the residential character of the neighborhood.
• We want more retail, which serves the community, not apartments! [New apartments don't serve existing homeowners, which are the only community members who matter.]
• What about existing tenants? We love the FedEx Office Print and Ship Center and will be devastated if it moves.
• Blasting will damage surrounding buildings.
• Construction will be loud.
• Construction traffic will make traffic way worse.

(As you can tell, I'm looking forward to those community meetings!)

The architects must have taken some inspiration from the Rock Block idea by TonyG and went further with it.  As far as I think reading the preview list of probablable complaints, 90% fall into the catagory of hyper bullcrap.  For one old designer, my main criticism is that the old recreated frontage should be not be a stage front with nothing behind the "old" looking facades right next to the street.  If the theatre entry is to be the new main entry for the residential, it needs to be more accurately duplicated and absolutely  recreated as the brilliantly lit portal to the original theater.  This looks like a cheap cardboard copy IMO.  As I have often complained  about "historic preservation", real uses must be found for those properties that are saved.  The fact that it has been over 20 years since Bookstar proves that the massive interior of the old theater has no future and really can't stay standing vacant.  It is just a shame to resort to putting up a fake recreation (and an unconvincing one IMO) in it's place.

I was wondering how Kroger could ever succeed in the old Harris Teeter space, and now I see how. I hope this gets built. I wish the old movie theater could be better integrated, but it's sat essentially unused for 20 years(?).

It definitely would look better if at least a portion of it was in the 15 story range, but the team probably doesn’t want to have to endure what A J Capital went through. It’s going to be a tough sell to begin with, buckle up!

The project team is seeking an SP, so it will go through the exact same process as Bellemeade Plaza. The only question remains is how contentious will this one be versus Bellemeade Plaza.

I may be underestimating it, but I don’t see this being as contentious since it’s mainly the front of the property being redeveloped (at 6 floors by my count). The existing back apartment building is 4 floors with the back neighboring condos 5 floors. The only other  residential  neighboring housing is Chowning Square, lackluster aging apartments.  The Chowning Square property owner may actually like this as opening the door to redevelopment of their site. They could also chop off a floor (and look magnanimous) which wouldn’t surprise me.  Most savvy developers come in asking for more than they expect to get.

The development at Belle Meade Plaza also didn’t seem to offer anything directly appealing to the nearby residents while this will offer a gleaming, large new Kroger replacing a small crappy one. I like the Publix across the street, but parking there can be a challenge M-F due to the medical offices above it.

4400 Charlotte Ave. has changed hands again for $3 million.  It has been home to a Smokin'. Thighs for a few years, but will now beomce another restaurant if the new owners--Anthony Sanfilippo and Jake Sudduth--get their wish. 

"We will actively look for a restaurant operator that will be a good fit," Sanfilippo told the Post. "The space is in great shape and all the kitchen equipment will stay with the building."

Alta Lofts on the Levee (5 stories, 325 units, internal garage) update for 5 acres at 210 Cumberland Bend Rd.  We now know that developer Wood Partners paid $12.8 million for the site.  It had previously been purchased for $7.1 million in 2020 by Dore Frog LLC.

Alta Lofts on the Levee (5 stories, 325 units, internal garage) developer Wood Partners has secured a $51.5 million construction loan from Commerce Bank of Kansas City. Also, the price for the purchase of the 5 acre site on Cumberland Bend Rd. has now been announced at $12.8 million.

Nobles restaurant/bar will be opening a 2nd Nashville location at 2222 Rosa L. Parks Blvd. in the 222RPB complex (formerly Fountain Square). It will be one of the first sit down restaurants in MetroCenter in quite some time.

This site previously housed a Sam's Club, a Sam's club gas station, and the associated enormous parking lot. I'm glad we traded that extremely inefficient land use for 322 units of housing. A huge upgrade in my opinion!

I hope it has some street presence.  Having the shops and such hidden behind that bleak street facade and only opening out on the lake was always a disaster for tenants as few folks knew they were back there.  The concept IMO has always been a dismal failure.

Yeah, the struggle is there are a couple long stretches on the Metro Center side where there are cinderblock walls housing the dumpsters and utility boxes, etc., limiting the activation opportunities.   Don't know how to fix it,  maybe get creative in the parking lot?    I do wonder with the arrival of a significant apartment presence actually in Metro Center  whether that could change the fortunes over here.  There is certainly now some population demand for a sense of "neighborhood" services....
