The Prescott Group has announced the results of the Rock Harbor Marina (Rock Harbor) community survey and is moving forward with its redevelopment.  With over 500 participants to date, the developer expressed that the responses were overwhelmingly positive, with ideas ranging from water taxis to outdoor spaces for dining, live music and movie nights. The survey,  "Enabling Nashvillians to share their own visions for Rock Harbor’s future”, was made available in June 2023 as part of the marina’s new website, which will also offer construction updates and leasing opportunities.  Rock Harbor Marina is located at 525 Basswood Avenue, Nashville, TN 37209, and Mile Marker 175 on the Cumberland River.

The plan is divided into 5 blocks, each with their own design standards.  Some notable proposed uses for the site include multifamily, outdoor music event uses, Hotel, STR, country club, heliport/airport uses, structured parking, and indoor/outdoor amusement.  As it relates to building height overall max heights range from 2 – 6 stories tall.  The proposed building height breakdown per block is shown below:

• Block 1 – 6 stories.
• Block 2 – 3 stories.
• Block 3 – 4 stories.
• Block 4 – 2 stories.

The Mason will be a 4 story, 247 unit residential project by Ram Realty Advisors at 600 42nd Ave. North.

They do not yet own the West Nashville property. James Overby, owner of Buck Overby Construction Co., owns the 2.87-acre site which he bought in 1997 for $260,000, according to Metro records.

Looney Kiss Ricks is the architect; Fulmer Lucas Engineering is involved in the project.

Concrete company Buck Overby Construction Co. operates from a building on the site — located in the Tomorrow’s Hope neighborhood east of The Nations and north of both Sylvan Park and Sylvan Heights.

The development firm has filed a request to rezone the property. The project will go before the Metro Planning Department for approval on Jan. 11.

Argh! This is one where I was hoping they'd have a walkway I could use to cut through and connect the two Delawares when walking and bike, would make it easier for non-car traffic to get from the Nations to all the new stuff over around Charlotte and 40th.

Yeah, it irritates me to no end that every large project here walls itself off with no regard for connectivity ... basically overgrown cul-de-sacs. Edison Park not connecting to 60th/New York, all the stuff on Nashua and Vernon not connecting to existing street grids or adjacent developments,  And then people complain that they add traffic since everyone is forced to go the long way around, and thus having to drive through a bottleneck. It doesn't need to be a road, or even a sidewalk, just quit with the giant fences and walls everywhere. I would bet that when the Eventworks building is inevitably redeveloped, there will also be no added connectivity through West Mill or Treaty Oaks. I assume the boxed-in barriers are for a sense of safety and I guess avoiding people walking through their property, but to the first point crime has certainly found a way regardless.

Part of the reason it is cut off is the fault of Metro as the connectivity or lack thereof is because of the funky way Metro streets do the dead-end thing they so famously do elsewhere in Nashville, not to mention the RR tracks that sometimes get used there however, very so rarely there is a train on the tracks.

Mill Creek Residential has paid $10.4 million for a property located in The Nations and on which it plans a three-building residential project to be called Modera Nations.

According to a Davidson County Register of Deeds document, the seller was AJ Land Co., the managing member for which is Alfred Stewart.  

The project will unfold on a 10.09-acre site hugging the Cumberland River at 1650 54th Ave. N., the site of Stewart’s Acer Landscape Services. The property is located near Silo Bend and a future Metro greenway.

An entity related to AJ Land Co. paid $330,000 for the property in 1999.

Love to see industrial land close to the city glowing up to dense residential.

Hoping the city's got some long-term vision here for mixed uses and multiple transportation modes though, because throwing up a bunch of townhomes doesn't guarantee a complete neighborhood.

Shoutout to the new 71 Trinity bus route (going to go from North Nashville, out to Buena Vista Pike, down the length of Trinity to Gallatin Pike), but also gonna need some sidewalk upgrades from this:
