That area has so much potential. Room for lots of density.

Part of the reason it is cut off is the fault of Metro as the connectivity or lack thereof is because of the funky way Metro streets do the dead-end thing they so famously do elsewhere in Nashville, not to mention the RR tracks that sometimes get used there however, very so rarely there is a train on the tracks.

Mill Creek Residential has paid $10.4 million for a property located in The Nations and on which it plans a three-building residential project to be called Modera Nations.

According to a Davidson County Register of Deeds document, the seller was AJ Land Co., the managing member for which is Alfred Stewart.  

The project will unfold on a 10.09-acre site hugging the Cumberland River at 1650 54th Ave. N., the site of Stewart’s Acer Landscape Services. The property is located near Silo Bend and a future Metro greenway.

An entity related to AJ Land Co. paid $330,000 for the property in 1999.

The proposed 115 Duluth (5 & 6 stories, 300 units, ground level retail, internal garage) in Charlotte Park may now be dead. The site is now up for sale at an undisclosed price.
