Probably now that Blue Blaze is closed. Unless you count Old Meck in Ballantyne coming soon.

The influence of Charlotte’s Pearl District continues to spread through Charlotte’s “Midtown” district. Charlotte-based Pappas Properties has filed plans for a large mixed-use project at Pearl Park Way and Kenilworth, fronting Pearl Park.

Pappas Properties is know locally for originally developing @metropolitanclt, the mixed-use project in Midtown that includes Target, Trader Joe’s, Best Buy, as well as other retailers, an office building and residential options.

The project is proposed to include 450 residential units, 150 hotel rooms and 35,000 square feet of retail. The rezoning would allow for buildings with a height up to 275 feet.

No word yet on the make up of the residential units, but the original Met Midtown development included condos. Also no word yet on a hotel flag, though previous announcements seemed to include one of the Hilton brands.

While there is no plans for affordable housing on site, the developer has made a commitment to MWSBE participation in construction, as well as a $375,000 construction to the Housing Trust Fund.

We will keep you updated as this story develops.

That’s a lot of Buildings Massing on those final two Parcels…

Seems like the Pearl is really beginning to drive greater density in the immediate vicinity.  Hopefully this momentum will trickle down to Brooklyn Village.

Is there a legend for the colors on the axon?

No but I will give it a guess given what I was told.   Pinkish purple ground floor retail.  Grey levels parking.  Yellow is residential or hotel rooms but the hotel is probably the shorter building fronting the park.    Some for sale condos in the mix.

In the zoning meeting they said the glowing would be for-sale condos and the lighter yellow would be apartments. It sounds like that's still up in the air though based on other posts.

The Kings Square, which is the shopping center across from the Metropolitan, is up for sale. This shopping center is also next to the lot where Baxter Place would go. I wonder if the new owners would keep the shopping center, or pursue a complete redevelopment. Arby’s and a Bank of America are also on this block, but I’m not sure if they would sell their parcels.

No telling, its still in the rezoning process. I vote on it on Tuesday and then it goes to City Council.

It will be awhile @DonkeyKong.  Just going through the rezoning now to be ready down the road, when the resi product, and office offerings are better understood for the submarket, and the lending environment loosens.    The Pearl has no doubt sped up the "paperwork admin" side of this particular project.   I believe we will be hearing of other such "filings" later in the year for nearby properties too.   Exciting times!   As I posted way back the Pearl is, and will continue to be, transformational for Charlotte.

Pappas Properties has received the official green light for the final phase of its major mixed-use development in midtown Charlotte.

During its zoning meeting last night, Charlotte City Council voted to approve the Charlotte developer's request to rezone a 2.2-acre parcel at 1175 Pearl Park Way to allow for a planned multifamily tower to reach a maximum height of 275 feet. The original rezoning petition was filed in May 2022. Pappas filed an updated site plan last month.

 

Several changes were made to the plan following a public hearing in front of council members on Feb. 19, said Dave Pettine, the city's division manager of entitlement services. Changes included reducing the unit number in the multifamily tower from 450 to 425, identifying a third development area along Pearl Parkway to have a maximum building height of 160 feet and adding 10 rent-restricted units to the project.

Does anyone have background on this rezoning and negotiations driving these changes?  Is this a win for the opposition, i.e., 25 fewer units and 10 of rent-restricted units?  Just curious how 425 became a "magic number" to give the developer clearance to proceed?

Couldn’t take a pic, but there’s a sign on the Metropolitan building saying Burlington is coming soon. Guessing they’re taking the old Staples location.

you are remembering way back and yes you are correct at the old Midtown Square Mall formerly known as Charlottetown Mall.

According to 3rd and Fernwood’s Instagram page, their Midtown location has soft opened. Cocktails coming end of June and speakeasy in July. This restaurant will be where Hickory Tavern used to be.
