  4. Off-Topic: Interesting. 916 W 5th Street was built in 1972, and I can't recall the name of the regionally-notable architect at the moment, possibly one of Harvey B. Gantt's early works? WGM Design purchased the building in ~2001 and sold to IMEG in 2016. IMEG acquired McVeigh & Mangum Engineering a few years ago. WGM leased the lower floor to a few engineering firms over the years. I worked at 916 W 5th in 2015-2016, when WGM Design relocated to 2907 Providence Road. My biggest memories of the area were watching the construction of Centric Gateway across the street, as well as witnessing wreck after wreck at the dangerous 5th & Irwin intersection, including a pedestrian getting hit while standing in the tiny curb island.
  5. Underground detention system. While costlier, this is used when the site does not have room for a normal detention pond.

  8. Yes, the building spanning the NC-SC line was designed by WGM Design for Black & Decker in the early 1990's. Stanley and Black & Decker merged in 2009.

  10. Yes. Red is the current easement. Green is the assumed new. There's newly-installed poles (2 each) near both ends of the green line.
  11. I believe that was/is a proposal at 2101 Randolph, right beside their 2109 Randolph office building. You can see it grayed-out in the background on the last rendering. Not sure if accurate, but Google shows the existing building as an AT&T substation, temporarily closed (135 N Chase St). https://www.bbm-arch.com/project/charlotte-pipe-and-foundry-mews/ I'm unsure if CP&F plans to retain 2109 Randolph, with their new 520 Providence project. Probably not.

  14. I first noticed deviations from the renderings on 12/28/23 during the curtain wall installation of the 8-story portion that bumps out toward the Rail Trail (below). Compare the number of balconies on the rendering to the minimal balconies provided at the corners. That's a VE-move. Also, compare the inset reveals/shadow-lines in the brick facade in the rendering below, which create visual depth. That's been substituted for thin reveals in EIFS, for a much flatter appearance.

  19. It's likely that those panes of curtain wall glazing arrived broken. They installed temporary panels until replacements are ordered and arrive. This is common. Nothing to worry about. Happens on nearly every project.
  20. Don't take these renderings so literally. Couple critiques from an [overly-cynical] realist: (1) They're caking mature plants all over the roof. The likelihood of it ever looking that way is very minimal. (i.e. - Ascent over DFA's great example) (2) On the last Hawkins St rendering view, there's a reason why they're hiding half of the street elevation behind a street tree in the foreground. It's exposed to the parking deck. Don't forget the unsightly utility lines right in front. (3) Let's see a rendering of the south elevation along 2173 Hawkins next door. More exposed parking deck. Having an intern render glossy granite parking lots in the foreground won't even make that look good. (4) Are we sure the depicted balconies are still accurate? That doesn't match the recently installed storefront over the light rail elevation. The balconies appear to be reduced to the left and right.
