Muse at 1705 Hayes St., 24 stories, 271', either 295 residential units or 345 room hotel, 351 capacity garage on .5 acre

Muse at 1705 Hayes will be a 30 story, 333' tall, 342 unit residential project with a 351 capacity garage (7 levels above and 2 below grade) on the . 5 acre lot immediately to the east of the proposed Avalon Midtown, and 1/4 block west of Broadwest. There will be a lobby and restaurant at ground level, and a pool/ amenity level on the 8th floor.  Cherry & Associates is a brokerage firm involved; EOA is in charge of architecture; Catalyst Design is overseeing engineering.  Freeman Webb currently owns the site.

I think the more "textured" surface on this one will be a nice complement to Broadwest next door. And if memory serves right this is a pretty large project for Catalyst, good for them!

The retail that this has, in addition to Broadwest, will activate Hayes quite well.
 

This and Avalon will fill in a good bit of space side by side.

Not bad. Brings in residential units (although I tend to doubt we will see many 3 bedroom units). Seems like the developer could go either way with hotel or apartments, maybe looking for a flag or investor? I hate that the parking is not lined along Hayes Street, that hurts the overall neighborhood, but unfortunately is in the developers rights due to outdated zoning here. At least it will roughly align with Avalon's parking height, so it will be a continuious blank wall of parking (if we had to try and find a silver lining). I am also worried about the amount of stucco versus metal panel this will see.

Although I am quite pleased to see no street connection and all vehicle activity is on the alley (Now if only Metro would require this for projects such as Highwoods on Broadway). Avalon will not be served off the alley and will  serve the parking pretty close to the property line adjacent to his project.

Catalyst is very involved with the city (i recently even applied for a job with them). But they were involved on the engineering for Broadwest and Gulch Union, talk about a hell of a streak they are on!

Very nice.....you could see a whole new neighborhood pop up that includes Hayes street, Church street, State and Patterson streets with 20 and 30 story towers. If that seems like a lot just remember 10 years ago nobody saw any of this coming.

The height limit for Patterson is 15. There is no bonus height program there. Any additional height would have to go through the BZA.

Are they using this as a staging site for anything? New digging equipment on site. Fencing around it as well but I can’t recall if that’s new.

If I had to guess, it might be Avalon Midtown related. That’s right next door and I believe should be starting relatively soon.

This is Avalon related. The fencing and equipment is actually around the building next to this lot, and demo has started on the one story building.

I definitely forgot about this building, but the name is more evidence of a lack of creativity in naming the building lol. This will be the second "Muse" in the city as "The Muse" is almost complete over at the corner of Lindsley and Hermitage. I know it's slightly different, but that is like Vanilla Ice's bass riff of "Ice Ice Baby" and the almost identical riff to "Under Pressure" by Queen & David Bowie lol

Jim Jacobs and Cherry & Assoc. finalized the purchase of the .51 acre site yesterday for $5.62 million.  The previous ownership group (led by Freeman Webb Investments) had paid $180,000 for it in 1986.

Metro Planning Commission has approved rezoning to allow the Muse at 1705 to move forward to the next steps of getting underway.

It will need to be passed at the council to finalize the rezoning. The developers will then need to file a final site plan and then pursue permits.

Some of us had heard this was going to be downgraded a few months ago, but were waiting for the official announcement.  Also interesting that they are now stating that it will be either residential (295 units) or a hotel (345 rooms). Parking pedestal and 2 underground levels will still have a capacity for 351 cars.

I hate that parking pedestal, kind of kills the point of density when an entire block is just parking.
