Hyatt Caption Hotel, 12 stories/210 rooms/ground level restaurant/internal garage, 118 12th Ave. South (formerly 10 story M Hotel proposal)

Whiskey Kitchen is now officially closed, and will be razed in mid-November, according to C.B. Ragland Company's Michael Hayes. Construction on the hotel should start by the end of the year.

I like the lighter colored brick & facade that is in the new renderings much better than the darker color. 
 

Sad to hear they aren’t relocating whiskey kitchen like they originally planned.

A 4th quarter start is now planned for the Hyatt Caption. The former Whiskey Kitchen structure may be razed by the end of  next week.

The developers (an entity affiliated with C.B. Ragland Co.) will go before the Metro Development and Housing Agency Design Review Committee on Feb. 21 for approval related to a change in the ground-level design of the building. The entity paid $5 million for the property in 2021.

I think all of the permitting is in place and this project will start very soon according to Michael Hayes we WW and I spoke to him last week.

I wish they would've kept the Whiskey Kitchen there though, and built this on the McDonald's instead. LOL

I'd have to think McDonald's time is kind of short there, sitting on such a prime piece of land!?

If that McDonald's is still as popular as I remember it being, I don't think they're feeling rushed to sell the property.  If I recall there have been efforts to get them to sell in the recent years.  I'm surprised that no developer has approached them to buy the property with the condition of incorporating a McDonald's at street level to include a drive-thru in what ever is built to replace the existing restaurant.  There was a Popeye's in DC on 14th Street NW that was at street level of a 3-4 story building that had a drive thru on one side that existed to an alley way.  It relocated across the street when the property they were originally in was sold and redeveloped.  I can't remember what city I was in, but I remember seeing a building that was about 10 stories that apparently had a former bank with a drive through at street level that was converted to some local restaurant.  So, it can be done.

I covered this in another post, but this property is owned by Mcdonalds corporate, and they require a triple net lease plus a portion of the sales and a franchise fee. The franchise operator is still making money at that location on top of all of that, so McDee's is not selling anytime soon.

This goes back to the McDonalds on Ohio in DT Chicago. They could put up a 100-story office or residential building at that location, but instead they built a new McDonalds that covers and entire city block.

McDonalds is one of the largest owners of real estate in the US.

Everyone always asks about when the Exxon station is going to be redeveloped. I wonder why nobody has thought about the Exxon and McDs site together and connected via a skybridge or two. Would be a very long and narrow building(s), but would certainly create some intrigue across the street from Gulch Central and 1200 Broadway.

I'm not saying this site could be a Marina Bay Sands, but it isn't out of the realm of possibility. Every site (or grouping of sites) does have the potential to be altering for Nashville. I was thinking of skybridges like Asurion did, but we can always aim to something higher

This one, Modera McGavock, and the next GU tower will really bolster the 12th St. cluster!  And then, Gibson and it's big brother will stretch it north.  If anything materializes on the old Tennessean lot, especially over 400 ft., the cluster would really be an impressive one!  Love how it would provide the driving through downtown feel.
