I believe they are historically protected.  Each of them are in good shape with good bones for being 120+ years old. As far as I know, Morgan + Morgan will remain the primary tenant in the one on the far left.  A new restaurant is being planned for the one on the right.

Each of the 3 seems to have a different owner, but don't know if the owners have decided to market them as a package.    I think only the Morgan and Morgan building has any historical designation (Nat'l Register) and I'm not sure that confers any protection.    I could be wrong about that, hope I am.   This block is not within the Lower Broadway historical overlay.

They are indeed. The price is out of this world too. Around 40 million.

At that steep asking price, is there a ROI keeping them as is? I can’t see a restaurant or even a Honky Tonk making anything for a long time , considering there’s definitely a remodel and build out to throw into the bottom line cost. There’s not that much sq footage to offset either, I’m not a specialist on calculating that kind of thing just wondering.

That area is sort of cut off from the action too. If they want to reinvent it as a Honky Tonk destination it will be a challenge as it will be sort of an island with the Masonic Lodge and Hume Fogg on one side, The Baptist Church, Customs House, Federal CH, and Frist across the street & Crist Cathedral on the other side. I just do not think they will hit their price point. I may be wrong but it truly is an island.

The new hotel right next to them helps. New Marriott will help too.

Yeah maybe to a point. And it’s within walking distance to NY, but I agree with Smeags  it’s a island. And if you consider that any restaurant/ entertainment venue would have to then compete with all that will be associated with NY , that’s a gamble. Does the large parking lot to the rear go along with the buildings? And as mentioned it’s surrounded by offices, a school  and a museum and a Church, if it’s not protected by any historical overlay I really see it becoming a high rise residential, with possibly a mixed use element

Still wondering if that’s the best place for the power plant but I realize there can be some immutable factors in that decision. Regarding the highland college quad, has anyone seen rendering(s)? I recall VU said they would not look like the neoHogwarts style of the buildings along west end. I actually like the Morgan and Lewis dorms … not so much mayfield and chaff in. And won’t be sad to see that sea of asphalt go.

Judging by the responses associated with the image that Baronakim posted and my positive response to it being met with a ha ha emoji, kinda shows his point. We always hear about how tired you all are about all the boring glass boxes that are taking over the Nashville Skyline, but when shown alternative styles and design “ outside the box” it’s met with snickers and negative responses.
