Nashville is getting the St. Regis Hotel from JW Marriot developers

• It is located on the same property as the JW Marriott Nashville, a very successful hotel property for Turnberry and the Marriott brand.
• New York-based Morris Adjmi Architects will design the building.

Real estate developer Turnberry is partnering with Marriott-owned luxury hotel brand St. Regis to bring a hotel and condominium to downtown Nashville, the company exclusively announced to The Tennessean.

The 39-story St. Regis Nashville will include 177 guestrooms and 111 luxury condominiums. An upscale restaurant, a lobby bar, a three-meal restaurant, a full-service spa, and two leisure decks are also included.

Turnberry is based in Aventura, Florida. and under the leadership of Jackie Soffer, Chairman and CEO, the company also developed and owns the JW Marriott in Nashville. The company is known for its involvement in the development of Aventura, a master-planned community near Miami anchored by an iconic, state-of-the-art shopping center with museum-quality art installations.

“We constantly try to deliver quality in every aspect,” Soffer said of the company’s hospitality projects.

Soffer said the timing for the new hotel and residences is right for the company, which has owned the property for several years.

Ultra-luxury hotel rivals Four Seasons and Conrad have opened in Nashville in recent years. A deal to open a Ritz Carlton downtown falls apart because of financing problems.

The hotel will be built on land next to the JW Marriott, which is currently home to a small, private park. Turnberry bought the entire property in 2015 for $28.4 million and had long had plans to build a second tower. A final opening schedule is unclear, but the project is expected to break ground sometime next year.

Turnberry also built the Hilton Downtown Nashville and renovated the Union Station Hotel.

The property is being designed by New York-based Morris Adjmi Architects.

“It’s much more classic than what we did with the JW,” Soffer said of the architecture, which has not yet been shown publicly. “It is a building that looks modern but respects classic design.”

It’s a design choice that fits the St. Regis brand, but is somewhat novel against the glass-dominated backdrop of Nashville’s architectural scene.

The interior design is by Meyer Davis, a company based in New York and originating in Tennessee. Both founders of the design firm, Will Meyer and Gray Davis, were born and raised in Tennessee, and the pair have designed hotel interiors across the country and around the world, including Dream Nashville.

Hotel properties take over from JW Marriott

Soffer said the St. Regis development process will be modeled on the success of Bourbon Steak and other JW Marriott-branded restaurants, particularly when it comes to dining and hospitality.

“Our intention is to cater to the tourists in the hospitality sector, but it will also be a residence and there will also be a restaurant to cater to the locals,” Soffer said. “We want to be a place where locals want to go.”

JW Marriott Nashville’s signature restaurant, Bourbon Steak, prides itself on being a premier restaurant enjoyed by the local community, with the benefit of sweeping city views from its rooftop terrace. That factor isn’t lost on Soffer, who said she pays close attention to guest reviews of the restaurant.

“What I enjoy most is providing and bringing to market something to the customer that they either don’t have or that they deserve,” she said.

 This is the one I was talking about as far as announcements this year. It had already been brought up at one of the meetings. There was some talk of them trying to get the Ritz instead of the St Regis, but I guess that did not work out.

At 39 stories and being more luxurious, it is probably safe to say this will be close to being another 500 footer, seeing that Autograph across the street is 35 stories/485'; Four Seasons is 40 stories/542'; the Ritz design was 46 stories/570'. 

Will be curious to see how much parking they configure, seeing that its a smaller footprint than the JW Marriott complex (much of its parking is below grade).

Ahhh... so my source from the Marriott headquarters was correct about a St. Regis Hotel.  Dammit, I should have gotten her number and email... she might have other valuable info down the road....

 

I have a feeling the design will be similar to the one in Atlanta.  Which would be a welcomed break from all the glass towers.

I'd welcome a modified 39 story version of this St. Regis that is in Qatar.  I'd loved to see something with domed top that has really good night lighting as well.

This is an incredibly exciting announcement. 

I didn't think that park would be developed, but glad to see the small footprint and density infill that is happening quite regularly in Nashville.

So with this announcement, you'll have this roughly 500-550 footer going up, then the Autograph close by going up at around 485 feet, and then if the Ritz happens, it may be taller at around 570-580 feet.

Just phenomenal development proposals and activity that any city would love to have. Nashville is in a very small, select group of cities in 2024 seeing relatively robust activity, still.

The height depends on how the parking is done and counted as always. It also depends on how the floor plate height is too. It will probably be between 400 and 450' IMO. Not much more or less.

Luxury condo ceiling height can vary a lot so it could be taller. It depends on how these are done. It also depends on how many two-level condos are done as two-level condos count as one floor at least as far as the penthouse goes. So, in theory it could be taller than 39.

Like Smeags pointed out, my first thought was the lot size will help a lot with the height (along with the other variable he mentioned).  I am also encouraged by their deliberate move away from "another glass curtain."  Will add to the visual variety of the overall skyline as well as make this project stick out all the more.  Very eager to see  the render when that time comes!

Lastly, super hyped to hear that the St. Regis brand is coming to the Music City.  Have experienced one domestically and one abroad.  IMO, they do a really nice job of taking care of their guests.

Just went to look at that area on Google maps.  If this, the Autograph, and 10 & Clark all materialize, this cluster at the western end of the MCC will really sprout.  And then imagine if Tony G. actually adds 800 Lea.  Its 600' would set that cluster off!  It would have everything:  varied heights, varied styles, varied materials, and varied finishes!  Please and thank you.

Agree, maybe this will entice Mr G to push forward with 800 Lea. And possibly help persuade a buyer to develop the Cummins Station  District, and finally get something cooking on the Circle.

A 2025 groundbreaking is set for The St. Regis Nashville and The Residences a the St. Regis Nashville.

There are only 12 St. Regis Hotels in  the U.S.  There are 48 others around the world (three in Africa, 24 in Asia, six in Central America and the Caribbean, six in Europe, 11 in the Middle East).

I have to preface what I'm about to say that I know a key financier (he is not with M2!!!) of the Ritz project and called him up this afternoon just to get info (couched as "catching up") for this one.  He has been working like (as he put it) "a one-armed paper-hanger" to get this deal going. When I talked with him last spring, he was not optimistic and very candid (he asked me not to mention this here).  He knows I frequent this board. This time he didn't ask me to keep it "tight". So here goes...  "We are very close. We have one more hurdle and it's a big lender who is working with an underwriter for this project. Yes, we were expecting a rise in interest rates, and hedged to the best we could. However, the lack of activity at this node (roundabout) adds an element of risk in the near term. That's why the underwriter. So this project by Turnberry has just sparked interest in the lender we've been talking with."  The context was that the St. Regis announcement helps with their leverage (he said he knew about it already).   My take... don't bury this one yet. This group may actually be ready to break ground earlier than Turnberry.

I checked the Stormwater permits for the Ritz after reading this, and they got their approval extended out to June of 2024. We shall see if they can get it done.

Oh, but you can live in one of the beautiful condos which will bring all of that upscale shopping your fancy highness craves! Then you will be within walking distance to everything, and it will be just like NYC. We still love you either way.

Interesting how some lenders and developers are fearfully treating the roundabout like it's the Bermuda Triangle despite there being a hotel and apartment building there.
