The 42-story apartment tower with 409 units will be completed first, according to the developer. A 35-story, 600,000 square foot office tower also will be built on the 3-acre site at 1111 S. Tryon St. The project is expected to be complete by mid-2025. There will be 30,000 square feet of retail. The residential tower will have pickleball and basketball courts on the roof, Riverside said in a news release. It also will have a golf simulator, co-working space, private dining connected to a restaurant and pool on the top floor. The TIAA Trust won't have a substantially larger presence in CLT that it currently does. They aren't likely the signature tenant of this tower. Since three towers have weight distributed among them independently., how does the water table prohibit a third? Another person provided some of that article information. I added another sentence from the article about the high water table as the additional information. Apparently the bedrock prohibits the water from seeping lower and thus construction costs and engineering limit the addition of more buildings. The geology of that area is rock. I have had plenty of geology courses and understand groundwater issues. I still don't understand what having a sturdy bedrock of granite has to do with groundwater supposedly keeping them from building a third. One reason Manhattan is able to have so many skyscrapers is because it has a sturdy bedrock of granite too. Talk about groundwater. Manhattan is at sea level. I think it's something else. No talk of the 2nd phase office tower just on this new 45 story apartment tower and their partner is Woodfield Partners. Bank lender is 5/3 Bank. Tony Scacco of Riverside stated they were looking for markets outside of Chicago several years back. They wanted growing markets, with good international airports, growing economy, good local government and cooperative local government and a city with transit infrastructure (sorry Nashville) They had dealt of course with Bank of America in Charlotte and really like what they saw here. He really sang Charlotte's praises since it was announced and talk about local cooperation even from other developers. This will be the tallest residential tower south of Philly until you get to south Florida. Taller than any building in Raleigh or the commonwealth of Virginia for that matter. 45 floor and I think 596 feet tall. Photos from the site this afternoon. Yes the silver shovels were out and the champagne. (they do have a new high rise in West Palm) But they have developed 1000s of apartments in the southeast. Talk about extending the skyline this building does it. Just wait to the office tower and Carson at Tryon project across the street gets going. I can't stand seeing that Enterprise there amidst that sea of surface blacktop. I also low-key loathe the back of the Broadstone Queen City. I find it interesting that these towers will now occupy the former site of the Midnight Diner, and the Midnight Diner has now moved to the very core of Uptown across from our basketball arena, and yet it has a grassy lawn in the front and surface parking in the side and rear. GreenvilleSucks Posted May 25, 2023 Report Share Posted May 25, 2023 (edited) Yeah, residential floor plates of high rise buildings are shorter than office floor plates so 476 feet definitely sounds more accurate than 596 feet. Either way, it’s still a beautiful high rise and overall project for Charlotte. I would be lying if I said I wasn’t jealous. Lol.
